I've installed standard door linings to first floor bedrooms and plans are approved without need of fire doors. But new BCO is insisting that because I've put a staircase in to reach the loft space, then this now means all first floor doors opening to stairwell need to be rated FD30. Loft space is a mix of plant room and a gym/kids play room so not classified as habitable space. But BCO is arguing that it could be turned into bedroom space in future and hence I need to comply with regs for haitable space just in case. I'm at first fix stage so linings are in and plasterboard is nearly complete. I can add FD30 doors no problem but is there any way to upgrade the frame? Or must these be replaced? Or can I just argue that approved plans are for non habitable space and any change of use would need to address FD30 requirements in the future? Any ideas welcome.

Hi BC have just decided that back door has to be upgraded to FD30. I haver a back door and a workshop that face each other so need to look the same, but only the backdoor has to be FD30. I was planning to use doors from window supplier that are triple glazed but these are not FD rated. So I'm struggling to find alternatives that have a decent U value and can offer both an FD30 option and a standard spec. Any suggestions would be welcome.

Is it me, or does the requirement to fit fire rated doors upstairs (in our case FD30) mean we can't have MVHR? (Because of the gap under the door for the MVHR). Please tell me I'm wrong. Please tell me I'm overthinking! Reviewing current threads on and around the subject of fire doors, nobody seems to have pointed out that MVHR and FD30 doors are incompatible. Yet common sense says they ought to have door auto closers on them (but that requirement has been removed @PeterW here ) , but it seems obvious to me that a fire door with a gap under it is about as useful, well, as a chocolate fire door. I've reviewed Approved Document B, and the table on page 64 seems to suggest we could use an FD20. Both our bedrooms have a suicide door in them, (with a Juliet) so I suppose it might not be too bad.
