  1. Garage is more so for storage. In our currebt house we turned our garage in to a sun rooma and utility, with 1m x 3m storage space, which isnt enough.
  2. Good points, thanks. Orientation as per below. Gabion baskets will be around 1.5m at the rear, sloping down alongside the side garden space.
  3. Afternoon, Does anyone have any thoughts/ recommendations for betterment of the attached layout designs? Any usability/ construction issues anyone could foresee? I know they aren't the most ground-breaking plans, but we aren't after some futuristic Grand Design as it's our first self build in a small village. Any comments would be greatly appreciated. Thanks.
  4. A garage does not constitute a parking bay. Our drawings also show space for two parking bays in addition to the garage. The land either side of our plot does not have a footpath to the front. They are saying we need one, even though it is not going to connect anything to either side. There is a path on the opposite side of the road.
  5. It's Durham City Council. We have a pre app and this wasn't specified. The land has had permission granted in the past, however his has expired, and there were no coal risk assessments within the online documents for either if those approvals. I've submitted a report from Groundsure which the architect has said should suffice. I've hit a new stumbling block now though with highways. 'In regards to these proposals the garage does not constitute as means of parking many are used as storage or converted and are not classed as in curtilage parking requirement for new housing. You will need to provide two parking spaces at the dwelling in front of the garage. In regards to the access and the 1.8m footway this needs to run along the site to the neighbour’s driveway (the existing verge is public highway). A 1.8m highway standard footway should be provided for access for future residents, servicing and post deliveries.'
  6. Afternoon, My decision date for Planning was today, 04/05/2021. On Friday afternoon, 30/04/2021, Planning informed me that a Coal Authority Risk Assessment would be required. So basically, I was given Friday afternoon and a bank holiday weekend to source a CARA. Any idea what will happen to the decision date? Will this just be pushed back an additional few weeks so I can source? Thanks.
  7. ***There is a bit of cut and fill required, and will require some spoil to be removed, but I've budgeted for this to be removed as non-hazardous, so have a contingency if the land is actually inert.
  8. Hello, not sure if this is the correct topic to post in. I have submitted for planning permission on a plot of land, however no WAC tests have been carried out prior to submission. Would this be a cause for dismissing? Or would it be a planning condition to carry out the WAC test? I thought a WAC test would need to be carried out regardless by the Groundworker before any spoil is removed, therefore it would not be a necessity prior to planning consent? The land has had no prior buildings or situated near anything which would cause obvious contamination. Thanks.
  9. We've come to terms with the grouting fee, I the land price is reflected in this. It was just the concern of buildability once grouted, if the land can be treated as any other. Would gravelly clay be suitable for shallow founds?
  10. Hello. My wife and I are in the process of purchasing some land in Durham. As with most land up these parts, it's been mined, and there is a coal seam 11.5m down, 1m in depth. We have quotes to grout the land, one at 21k and one at 27k, however this is fixed price. Has anyone ever dealt with this before? And what foundations are suitable following this?
