  1. thank guys man came today klinker in pit to high no cover over klinker and seems sillted up drainage field not where we thought 90degrees in opposite direction and where it was meant to drain to has been filled in to a lot higher than garden but was the drainage field from the first build in the 30s . the very dry weather has exacerbated the problem of the sillting plus tree roots searching out the water. perc test underway seems to think very promising just a question of ordinary drainage field or mantair and becker tunnels.
  2. if one is ito install a much bigger drainage field for a septic tank do we by law need to have a full percolation test done . we have had very little rain if any over the summer period and our ground had inch wide cracks in it from lack of rain and now the septic tank seems to be a problem draining away.any observations or an answer to the question would be excelent .
  3. looking at that work ,incompetent lazy and corrupt obviously thinks your a sucker and that he will get away with it ripping you off for the job.
  4. we are in somerset but round this neck of the woods the ones who are working few and far between seem to spend more time driving around to pick up gear rather than actualy doing anything .i guess to time is not on our side.
  5. just to let you know we had lantern removed roof redone and new lantern fitted correctly company called thermal roof did the rubber as you will see from the first pics to the ones now the difference
  6. hi joe so are we 70 and 75 my dad was a civil engineer and his generation had morals but i think my sons agegroup were the last group to know right from wrong now it seems right is what they want for themselves and wrong is what the customer wants the so called builder who came on recomend as a good worker etc from the architect services felt he did not have to work took £4000 deposit of use for as he put it to get the best price for materials .It turned out the vat were at him and our money was used for his overdue vat bill.then came the excuses for days where he did not turn up twice his mother died you would have thought he would have remenbered that one.when the celotex insulation was in short supply we had to hire a vehicle and drive round to collect the required quantity but he sat on his arse not even so much of a thankyou for going.when he finished our jub he had the cheat to steal the extra sheets from the shed while we were walking the dogs.he called himself a carpentry service i do better with my chisels than he did.as for comunication he would ask me something and if he did not like the answer he would ask the other half ,if that was not what he wanted to hear he would then just please himself.as for the other trades i could write a book about them.
  7. thing is guys we need to get a good fall from the back to the front away from the house so far none of the so called lanscapers have been able to answer how one gets the correct falls on a wet bed and how the dickens they are not going to get them looking like badly done crazy paving.you should see the state of our kitchena guy called woody did it or rather he had this other guy with him and he dissapeared presumably to rip off some other poor soul .cost us just shy of £1000 still sething about that.
  8. someone said looks like you got a local cowboy sorry but they are all cowboys.they are either busy ripping off someone else or they are quoteing you mega bucks in the hope that you will be the next sucker on the list. to rip off .builders roofers carpenters plumbers not to mention patio and landscapers.seriously hacked off with the lot of them.
  9. we are at a loose end to find anyone who can mix and lay the concrete base for porcelain pavers.we recon its a two man job with lazer level to get the fall and a days work . quoted small load conrete at 2sqm for £396 including delivery etc area to concrete 4.5m by 5m 70mm thick .thought on payment we guested at £250 for the day each man so under the £1000 for the job .we are getting a little old for this job but we would attempt it with help but if any one knows a competant person or two who would do it for us would be excelent .
  10. we had a 2 by 4 korniche fitted very pleased with it .the stratus was taken off as it was rubbbish and leaked along with the roof .stratus made under licence by anyone so quality questionable .
  11. hi joe most of the lantern people do the flat skylights that one can walk on i will look and see for you as they use them to add light to basements as well as roofs some of them look absoluely super
  12. the top point of the lantern is leaking also ,and the conservatory company had glowing reports but i realy think grp seems to be the way to go after the mess up of no fall on the roof is fixed. so we awaite the co. respnse
  13. thanks joe 90 i am getting used to crap work now but finding someone who isnt is a real problem.we are questioning wether we should get grp done and a new lantern from atlas which was on the spec in the first place what we are considering is getting out from under the company altogether if having got compensation out of him and then having it all redone .thanks to pete russell etc insisted that the roof did not need a fall.as for the tiles russell did break one shoveing it up .we had already said we were not happy with russell doing it but they went ahead anyway saying he would not mess up and incidently we were supposed to have a 75cm walkway all round to sort out the leaves as we have a very large beech tree on the boundry and a load more trees across the lane now with the lantern on there isnt much room to move.
  14. we were told categicaly that with a lanter the roof should not have a fall hence so much pooling at the back i will try to find a picture of the front without the infill so it will show the roof.
  15. yes the water runs off the fourth side and when he did the rubber we said that he seemed to be doing it wrong but felt we could not realy interfere the first atempt was when we first complained about the standard the second pic here is his redo of one of the corners not sure whats happened with the picture but you get the idea of the shoddy work.we were
  16. Hi russell i panicked just then as the bloke who did it was called russell , no the flat roof and lantern were new it was an infill orangery. The only water off the roof is the two sides and that back section with a small dormer in go into a fully crated soakaway the other sides of both peaks and all allong the other back side of the house go into two more sepatete soakways.The thought of russell messing up box gutters does not bear thinking about.what i do know is it is going to end up with a lot of hassle as the conservatory bloke will just want to come back and bodge it.

Hi jumbo right from day one we complained about the epdm and was informed that it would be recified lock down did not help the situation but everytime we said something it was dismissed with one excuss or another.told the roof did not need a fall.told epdm could be done with metre wide roll and it looks like some of the parts of the lantern were lost to .
  18. that socket blank was for puting in an electric blind if needs be since certain quarters were going to refuse permission on a dark skys policy , hassle dont ask.said to much light from downlighters so dimmer also had to be put in.
  19. hi mr newton the epdm has a felt backing do not know the make and the installer put it on in meter widths because that was the roll he got or had already no fall on the roof so pooling all acros the back where the roof tiles come down the lantern was not the one we were told per contract we think we have tracked the make down to stratus but it looks like anyone and his dog can produce the stratus make under licence.the roof leaked before the lantern was put on and was supposed to have been fixed first at one side but now looks like both back sides and one end at the front .also the lantern itself seems to be leaking through the peak at one side and the inside cover appears to be glued on with {evostick) type glue.the two roof pics showing the epdm as it was before the lantern was added and we were told that the corners had been recified.i have only been able to add a couple of the internal leak but i think you will see the level of water ingress. the company are supposed to be getting back to us after the holiday but finding all the leaks and leaving all the joins would not be satisfactory so we would like an independant person as we feel the whole thing should come off and be redone also it appears that the upstand is not high enough and goodness knows what has gone on under the tiles and my concern is that they are just going to want to bodge things again .if he does not want to redo the job properly i would like to know the correct price for someone else to do the whole roof from scratch the condensation is terrible and is right the way up both sides of all the truts and all the way along just above the upstand on the edge of the lantern.if you want pics i will do them on the next bit.
  20. flat roof epdm done and roof lantern installed no fall on roof now leaking does anyone know of a competent roofing and lantern installer who would inspect and asses problem and complete a report for submission to the conservatory company to redo or if necessary to alternative dispute resolution service as we think it may come to that.
  21. yep thats what we have done before the whole of the front there was small stones as you can probably see in picture 3 but the last idiot who lived there had tons of larger grey stuff on top which we are slowly getting rid of.the two walls are on the left picture two from the wall that sticks out and is extending into the grass by 2.5m which will then not be there then on the right , picture three the first two steps start next to the brown drain pipe and extend to end level with where the wall starts on the other side that also then becomes 2.5m long .at the end of the patio which will be by now extended into the garden will have a pillar either side and the two steps down to the grass .cannot call it a lawn as it is just rough grass.
  22. not good at drawings but could try just about to do pictures.the patio will come out 2.5 meters from lounge wall on left as you view the picture with the wall attached to lounge end .the third picture right side where light is will have the two steps pillar and wall starting at same level as lounge wall so they both remain roughly equal drainage pipe on right is the level of patio .
  23. the patio will be 4.5 by 5 meters open at the end with two steps the top one will be the edge of the patio the lower step between the pillars and then down to the edge of the grass the two steps the same on the side of the patio but these will be next to the house the after the steps a 2.5 meter long section of wall to the third pillar which is at the end of the patio the same lengthof wall the other side of the patio which will key into outside wall of lounge . my question is its not realy a retaining wall so how deep and wide do foundations need to be . looking at thermalite block high strength n 7 for wall then rendered to match house depth will be about 75 cm high do to slope down to grass.wall height on patio about 40 cm . single skin so what square would the pillars need to be to look in proportion to the wall . had a guy in burbling about weight loads on rainwater drains from pillars and having to move all the drains at that point the price looked like it was going up in telephone numbers .so i have started pricing things out myself as i am sick to death of folk coming round looking at the place and seeing how much they can shake us down for . need a part time bricky for the wall then the patio concreted in with the apropriate fall and a tiler who can actualy tile properly which is another very sore point as the tiles are porcelain slip rating r 11 and are 20mm thick so quite heavy and not for idiots to lay. will try to put picture on for clarity , grateful of any help .

I know that what i am going to say is not much use to you now but we had a thirty sqare meter kitchen wet underfloor heated and then screeded with a fast cure screed called retinol extreme.curing 3-5 days dependant on weather etc roth was the heating manufacturer all pressure tested and ready to go after curing same company laid the uf heating total cost £3156.00 and since our total wally builder could not be trusted as per your photos we thought this company charging the three grand was ok . Fantastic job floor comletely level fast efficient and clean workers , company baised poole dorset called superscreed not sure how far they will travel but have now done our little en-suite to .
  25. thanks mr harris if you could p m me that would be great as it is the wet room that is holding everything up now .not sure how this p m will work but i expect they are all relatively the same
