In the end something else! white quartz gloss, nuance panel by bushboard. Its a bit "bling" but the gloss finish is easy to wipe. No trims in the corners. 15 year gaurantee if you follow the rules (use their silicone etc). It has some sort patented material that is very strong and 100% waterproof. We left a chunk of it submerged in a bucket of water for a few days and it didn't change. Delivery was annoying. Make sure you check edge of the tongue and groove as they unload. We had a few damaged due to their awful packaging. quite expensive https://www.google.com/shopping/product/6132013860646745681/offers?q=white+quartz+nuance+2420mm+1200mm&sca_esv=9c0a2ce53a51d660&hl=en-GB&psb=1&prds=cid:6132013860646745681,cs:1,eto:5863396389283426509_0,pid:8377505064674615891,rsk:PC_3562422885096923569,scoring:tp

I bet I'll end up putting one in and find out it never gets used!

I was thinking of something that microwaves + bakes like an oven Thanks for all the responses! It seems like plenty of you like them there are some dud models out there which don't microwave so well the interfaces can be complicated as they can do more things / bad design We rent at the moment and I'm renovating a place for rental to someone else (its too fancy for us!). We've become so used to our dodgy rented kitchen that I don't know what's normal anymore! Doesn't everyone want a freestanding solid plate electric cooker with gaps where all the bits of food fall down the side ? I like the idea of a big single oven and separate microwave integrated into a tall unit to save on countertop space and so you don't have to bend down. I wondered, for higher end place, if more oven space would be expected hence my interest the microwave + grill / bake option. I guess it would be fine with a normal microwave if the overall kitchen is done nicely.

Does anyone have a combi microwave oven? are they any good? I guess if you have a single oven, you could have a combi microwave oven it above which would give you a bit more room to bake if you are doing a bigger meal.

It did get too long! I'll break it up a bit. Thanks

Hi all I was wondering what you thought of the kitchen I've roughed up in sketchup? House Plans https://drive.google.com/drive/folders/1AeXM0u1GiNB9gjbxZ1WcSR_i4F3I_FOb?usp=sharing The room doesn’t have loads of usable space because of the fireplace and doorways. I'm nervous about a kitchen island taking up too much space as the room is quite narrow. It's for higher end rental for at least the next 5 years and is about 1 hour from London by train. We're new to all of this! Its an old family home. We might replace the panelling with white plaster and move the door near all the junk to the left to make more room for a table. Not sure about this yet. # Basic Description L Shape layout? black granite worktop light coloured base units, no cupboards (mainly deep drawers, corner pull outs etc) with handles (not handless) White metro tile splashback? restored oak floor finished with treatex (see examples of what I think the colours might be like attached) ventilated induction hob ducted outside behind cabinets (or below?) Tall integrated fridge Integrated dishwasher Single oven? Combi microwave oven? Positioning the table is a bit awkward. I will have to try some cardboard aided design to reassure myself I think. Anything obviously bad? What are some good things to have in a kitchen? I thought the freezer and extra food storage could go in the pantry / utility room nearby. Could a kitchen trolley thing be good? https://www.ikea.com/gb/en/cat/trolleys-fu005/ I want to use our own kitchen installer. He doesn’t mind where we get the kitchen units but will happily do howdens as that’s what he’s used to. I was planning to use one of the cheapest from the Which’s best kitchens below, probably supplying my own appliances. We will need a seperate granite worktop installer. Which magazine best suppliers (weight stress testing cabinet drawers, shelves and customer surveys). Ikea Enhet Magnet Factory Assembled Magnet iD3 Homebase Flatpack Howdens Joinery Rigid Cabinet Homebase Country Living John Lewis Cam & Dowel John Lewis Glue & Dowel Wren Infinity Wren Infinity Plus Howdens Handleless Magnet Simply Ready to Assemble Ikea Metod I am tempted by ikea because they seem simple and upfront with their pricing or someone else (e.g. magnet) and get it assembled. The kitchen installer said he can handle the fact IKEA don’t have rear service voids. Out of interest, which magazine’s worst kitchens Wren Vogue DIY Kitchens Innova Wickes Showroom Benchmarx Ready to Fit Wickes Ready to Fit Let me know what you think. I was planning cheap cabinets, good worktop to make it all look good.

Hi all Thanks so much for all the information and help everyone puts up here. We've been doing up our farmhouse (see link). https://i.postimg.cc/sDy8bZ4s/img1.jpg We're not self build so I'm not sure If I should be posting here (!) but we are entirely new to property development. The current plan is to rent out the place. It is part of our old farm.

Hi Neil If possible, I would also recommend a local planning consultant with a proven track record due to the variation in how the specifics of Class Q are interpreted by LPAs. I've been advised, for instance, that our LPA doesn't really care for any fall back arguments, despite many other LPA's considering them. You may find Martin Goodall's blog useful if you haven't seen it already. example article https://planninglawblog.blogspot.com/2021/05/partial-demolition-in-advance-of.html site search for class q https://planninglawblog.blogspot.com/search?q=class+q
