  1. I have a question about the ventilation in a new build house, I have been told by the electrician that separate room fans going through the wall are now not allowed and a new central fan is the way forward. This is basically a fan in the loft with the pipework coming from the kitchen, utility and bathrooms to the central fan and then venting through the roof. This seems a lot of work routing the pipework around joists etc. What has everyone else doing a recent new build done? I have seen single room vents with heat recovery units built in and these can be linked up via bluetooth to talk to each other, they also have humidity sensors as well. This seems a much easier option.   4. Cheers for all the help and advice, looks like the main MDPE pipe will be coming up into the garage with a stopcock there. This can then hopefully run up next to the soil pipe in the corner of the garage to the other rooms. I also have a couple of CAT5E cables coming in from the front gate to the same position as its in the same trench albeit in ducting with a drawcord.
  5. After some opinions on where people would put the mains water stopcock coming into the house. Current thinking is in the utility room, but im open to any input! The services entrance into the house is through the garage. I have attached some plans to make it a bit easier to see. Cheers.

  7. Thanks for all the replies, looks like I will be taking back some of the fittings and pipe and replacing them with 32mm! I have already put in some 25mm pipe but that is all overground and temporary for the caravan and workers toilet etc so this can stay in place.
  8. Hi, after some advice on which size of MDPE water pipe is best to install? I have a run of about 45m from the existing meter to the new house position. I have been advised that 25mm should be fine but 32mm would be better! The water meter has a 25mm outlet on it which cant be changed to 32mm without changing the whole meter. Now if I run a small section of 25mm pipe from the meter and then add a joint to up it to 32mm then continue in 32mm pipe will this still work with regards to the pressure/flow? Surely having the bottle neck at the meter will mean no increase in pressure or flow? Anyone know more about such things? Thanks
  9. Build aviator were great, it was the best £250 spent so far! They have listed everything and I mean everything on the build. Whats even more useful though is all of the quantities of the materials, as you can ask different suppliers to quote for x amount of bricks, timber etc. The savings we potentially have made (damn brexit uncertainty) by shopping around is phenomenal! We have sent the build aviator quote to jewsons, covers and alsford timber who I think are literally fighting over our business! They do all the leg work as well as they take the whole quote and work on it. One supplier also noted that their timber costs were the same as the others but theirs was c24 and not c16 timber which I might not have noticed.
  10. That's great advice! We have got a spreadsheet with all the material and Labour costs, this was also really useful for the mortgage application as well. The other spreadsheet is all the costs we have got so far from day one! Hopefully the 2 spreadsheet will tally up at the end ?.

  12. Hi Tony, I know roughly in my head the job list, its laid out quite well in the build aviator service as well. As for timeline its hard to say really, the foundations, brickwork/framework, roof will go up fairly quickly I would say, then slow down as it will be down to me to do the work and sort stuff out.
  13. Hi everyone, I have been lurking on this site since November 2018 when we moved from our lovely house to a static caravan on site with a very run down bungalow. Fast forward 13 months and we have got all the drawings and planning signed off and about to (fingers crossed) get the self build mortgage from Ecology. Planning to start the build weather permitting in the New Year! Hoping to do a lot of the build myself so will probably be asking lots of questions along the way. The build will be a timber framed dormer style bungalow with 4 beds upstairs and opened planned living downstairs. We are going for an air source heat pump as well. I have got all the costings via the build aviator and trades quotes and hopefully we can stick to the budget and spreadsheet I have done! I have been busy this year with removing trees, putting up fences and putting in a sewage treatment plant oh and sorting out various sheds for storage, all of which went better than expected. There are four of us (2 adults and 2 children plus cat) living in the static caravan and we are loving it. Can't wait to get started now. We are based in West Sussex. Any questions just ask and I will try and answer them.
