There is demolition but existing bungalow foot print is larger than house foot print so ground work should be average. There was a double garage in that cost in oak/timber 7x6m

Double checked and correct that was without VAT! i thought 250k was going to be ok for a 137m2 build

Plans are now drawn, been told rough estimate of 300-350k in the letter, would you usually take the VAT off or wondering if that’s is less VAT?

Yes will do! Are you trying large firms or small local builders? If we are way off budget we will have to decide if we move or go back to the extension plans. Can tell already it’s going to be a nightmare

Just dropped the floor plans off to architect so will see how we get on. They are also a quite big building company and advised to budget £2000 m2 for a build. At 2k m2 we will be out of budget so will see what happens. Can only hope a smaller local builder is around the £1500 m2 range.

Will do, I take it if I’m using a main contractor they will sort this for me? Asbestos wise it has cement bound asbestos soffits and carport roof is corrugated cement bound sheets. May just bury it under the garage etc

Well local builder not available next year. Will get the plans sorted start of January then get some quotes. Said main issue will be demolishing the old bungalow and getting rid of it due to our narrow lane with 2 sharp 90 degree bends Any one have price ideas for demolition?

Well looking to get the ball rolling on this now. Architect booked and the builder we would like to do the job is coming over later for a chat around availability etc so fingers crossed

Good read! Im in the same boat, funds clear this month to go for a build but I’m really apprehensive of our budget and going over or being near max before claiming VAT back! Going to do a test dig at 600mm and see what sort of ground we are on- 39 replies

Thanks for the info, had some rough quotes without site visit but hard to cost without knowing what roof tiles we will use at the moment. Can contents be insured for loss in fire these days with a timber garage as sure previously they couldn’t. Guessing a decent size double garage in brick will be around the 25-30k mark.

Evening all. Getting ready to hopefully submit our house plans in November. Hope with our budget I can also kick off a garage build at the same time. Would be good to get all mucking away done and dusted. As an overall cost comparison do oak frame type garages come in much cheaper than a brick built garage? The oak frame would still need to have matching roof tiles to the house etc. Many thanks for any pointers

We would be looking to start maybe spring 2020 as neighbour kicked off a build in winter and it was a nightmare regarding mud with heavy rain etc

As an update to this full funds will be available in November but thinking if we should hold off whilst the brexit issues hangs over everything

Being honest not 100% mainly due to the money side of it. Im sensible with money and worried about going for it with a proper quote etc then running into issues and going over budget etc. Although I guess most first time builders are like this? And should be fairly safe using 1 main contractor. It’s the location that makes us want to do this as unless you have unlimited budget it seems every house has a compromise

I think the main issue is hassle of a build vs moving in this instance. Bungalow was valued at 600k last summer, in reality we could move and pay all the fees say circa 25-30k and end up with a bigger house but be compromised on location or still need money spending, all in though mortgage wise we would be better off doing this if we bought at say 800-820k Or for not much more we could stay here and do a build and with VAT saving be marginally better off on the valuation at the end.

We would not be able to extend in the future as this build will use all of our 30% allowable extra floor space, once that’s used that’s it, not even a conservatory etc!

Thank-you, yes thinking on conservative side. end house is probably in the million region and other side abit less. although both are not particularly attractive houses but are 5-6 bedroom so large floor space. We all have the same size plot. We purchased this place in 2011 so money is kind of on our side with regards to our pricing ourselves if we needed to move

I think our main issues is we love the location/plot. We want to remain in the village even if we moved, and where we are now is perfect as houses to front and side have been developed so no nasty surprises from them. Its down a gravel track so no through traffic etc. We have looked at houses in budget to buy which are bigger than we can build 180-200m2 but it’s the the plot/ location on them that is compromised. I think we would be all in inc a double garage build for 650k, I’m not sure what final value would be but 750-800k at a guess. I have set aside an extra 6k at present to rent a property whilst build is going on.

Thanks guys our extension started at 75k, then the floor plan didn’t work so a few tweaks to what we wanted we were told 150k, we were happy with that so submitted plans, then went to get quotes and came back 185k! We have had a child since then and the floor plan would not have worked so back to square 1. Have an ex builder friend who has recently done (bar 3 walls) a complete build telling me my budget is nothing to worry about and the guy that quoted for our extension saying 230-250k after vat back so abit worried about committing. We need to decide really as our present mortgage deal comes to an end in August so need to commit to borrow the extra or pay the existing 150k back off the mortgage!

Evening all, Just looking to further my knowledge from my introduction post if possible before we commit to a build. We have had a slightly off putting experience with extension plans so abit cautious at the moment with submitting plans vs final cost etc. Looking to submit plans for a 137m2 house build with 68.5m2 foot print. The site is on a slight slope but the present bungalow has a larger foot print than the new build so hopefully would not require much mucking away after demolition. We are in Salisbury so in the south of England. We really don’t want to waste £1500ish on plans and regs again if budget is going to be out or tight again. Will be wanting a main contractor do do all the work to a fair/ good standard nothing flash, happy with howdens kitchens and bathrooms etc. The plot all ready has all services as existing bungalow here. Any advice would be great, we know it’s difficult to estimate as every build is different, we have a maximum budget of 240k for a build. Below would be the floor plan we would submit, brick built with slate or slate composite type roof tiles. Changes to the plans would be an oak porch and swap kitchen around to allow bi folds out the back. Thank-you for any extra input

New forest national park don’t allow splitting of plots etc all really strict, only allowed over the 30% in extreme cases ie if needed for disability etc i think it’s a good thing in some respect as nothing worse than having a nice garden then the next minute another house is over looking you etc

The layout on the bungalow is not great! The dorma must have been a massive after though. as you open the front door it almost touches the banister! With the staircase, the hall way is probably down to about 500-600mm wide which is really annoying. Kitchen used to have a coal and wood fired aga which did heating and hot water so chimney in the kitchen which only allows for about 3m of worktop inc the sink so very restricted work space when cooking
