Hey guys, Im thinking about challenging myself and do some of the work for my garage. I have 0% experience in building stuff (I am programmer: I can build you software not hardware!). Chasing timber frame providers at the moment to provide me the structure delivered and assembled. I will then work my way adding roof, tiles , insulation cladding, render etc..... So I came upon this Yorkshire based company that can provide you the whole structure in steel (8m X 6m): Quote price for the whole structure delivered and assembled: £8k (mind you Im in the south) What you guys think?

Hello all, Originally I had in mind ordering a "turnkey" garage solution (6x8m garage) from the company I am using for my build, their garages are all timber frame and panels, the exterior finished in render on mesh, concrete roof tiles, etc.... Due to timelines I wont be able to get the order placed together with the house (delivery and erecting savings) as the frame is delivered from Europe. I am now trying to find an alternative company that can delivery the whole frame per their specs. Could anyone point me out to any you have had experience with (preferable in the UK)? Thank you so much!

It was an accident waiting to be! Check the innards: Sometimes things do happen for a reason....if this BC episode wouldn't have happened, my house would be sitting beside a highly dangerous tree!

Hello everyone, thanks for all your thoughts. I will investigate further and as @PeterW suggested, check the neighbours manhole for any clues. I think I will go ahead with the CCTV drainage survey to see where that pipe leads as others have suggested and then make the appropriate communication with Souther Water. Will keep you all updated. Thanks for the feedback once again

Hi @PeterW No drainage survey. We have made no application for sewer connection yet since we found this. I do have a sewer map from the authority responsible (Southern Water), here is the location of the box

Hi guys, We started site clearing and upon removing a whole load of spoil/brambles we found this concrete box sitting to the south-east of our plot: As you may know from a previous post, I was quoted a bit of cash to get connected to main sewer as we are going to have to run about 10m from boundary to the manhole. My groundworker believes this may be a previous sewer connection (we have no history of what was previously built on the plot, all we know it had some outbuildings where the elderly owner use to keep his plants/garden. We are having a CCTV survey done on Friday to see where the pipe leads, we are hoping for some good news as this would save us a new kitchen Would anyone be interested guess what this may be? Thanks again!!!

Yes, I have a soil report, this was done as soon as I had purchased the plot, can pull up data from it soon when Im home. According to neighbour it is a Sycamore tree, plot is located near Pagham, West Sussex. We are 1.3km straight line from sea.

I understand your point. However if neighbour wanted to remove the tree at his own will in the future, I would not be able to stop him at all. Since he gave the permission to remove it, while I will still follow BC recommendations and SE, it will prevent me from having extra maintenance, right now tree branches re hanging over and I will have to remove them soon

@TerryE Just went for a site visit, one of my other future neighbours popped in to say hi, I had spoken with him few days earlier regarding the tree, he had a word with the neighbour that owns it and he said I was welcomed to come have a word. Knocked on his door, had some tea together and he gave me permission to remove it (he only wanted a couple of new fence boards no biggie)....I will have a tree surgeon come around and fell it, it will avoid future maintenance with having to trim branches and all the mess with leaves. Regarding the situation with building control, I think even going 2.1m deep with concrete and no tree they will still insist on beam and block....

that sounds like a good plan to eliminate any future worries with that tree around

Hi guys, update, was busy the last day! For beam and block change including heave protection + extra concrete near tree (2.1m deep), it will cost £4.2k extra, foundation area 80m2

@PeterW I will have a word with house builder later on, their SE issued the design for the foundations, will check this out for sure Regarding being near the tree and concrete, I assume regardless of the outcome we still need to go 2m deep?

@Temp yea, he did say it...IF there was a pine tree or a coniferous plant, that would have been the option.... contractor is pouring concrete today @13pm, I think it wouldnt be viable now, it would only mean more delays. As I am renting, an extra month is worth 1.1k

@PeterW thanks for your insight, I will check this out tomorrow, wise words! So I should just forget the idea of removing the tree bite the bullet and pay for the extra cost :-(

Hi @PeterW He suggested block and beam, foundations 2.1m deep stepping up as we get further away from the tree. (still in doubt if I manage to convince neighbour in removing the tree would avoid all this trouble?) Regarding warranty, I did chase a quote, but we are not planning on selling anytime soon (in 10 years time), so not sure if I should bother Yea, I thought he was being too picky but I understand the concern

Some info I missed posting: Tree height: around 5-6m; Distance to tree: about 1.3m; Soil Type: clay at deeper levels We are near the south coast, plot is 1.3km away from coast as the crow flies

@PeterW so even if I get the tree removed now (neighbour permitted) I would not get away with BC now? spoke with neighbour just now and he would consider the thought..,,,

My wife gave that idea, bribe him for some £ and have the tree removed, there is no TPO on it as far as I am aware.... wondering if the cost would be for such a thing.... Regarding a root barrier, I think BC is more concerned with water demand for that tree.....

Hi recoveringacademy, well, we did submit all calculations to them previously, what should be demonstrated? No need to go that deep if Timber frame? Hi ProDave, Yes, well the Timber Frame company (Dan Wood) provided all paperwork, Full plans approval, yes, Tree not shown, according to the the BC inspector, he said these things are "site specific" so hence why this was only flagged now Mind sharing from who you supplied beams? My contractor said "Supreme Concrete" (http://www.supremeconcrete.co.uk/general/suspended-beam-and-block-floors/) would be the one most competitive in price Thanks again everyone
