  1. I'm looking to sell house to a devloper, a uncompleted project. He noticed from plans the neigbiurs fence is encroaching into my property. Neighbour won't move it or change it. So can house still be sold if boundaries are not correct according to title plans etc... Devloper still wants to buy it but doesn't make clear what he expects me to do. So what are my options, as I don't want this to drag out and get into a dispute etc with neighbours especially if I continue to live there..
  2. I had planning for a extension which included changing the windows and colour. The windows were changed to anthracite. I have stopped extension works and won't be continuing with that and am reverting back to original. Does that mean I need to change my windows back to how they were original white colour?
  3. I'm being told by the private building control company that this is a admendment and I need to submit a application. Does this sound correct. I'm out of my wits end, and don't want to break any rules.
  4. The existing manhole finishes in hallway. It's a private drain. Can I extend it out to the bathroom to pick up the foul on wc. Then also extend it out past lounge to garden to create a new IC for rodding. Can I also add the svp here in garden? As room on the boundary wall to left is very limited
  5. To reinstate the wall BC have asked existing foundations removed and replaced with 1m new foundations, then wall can be rebuilt along that side of the house.
  6. Yea I don't have funds, run low. Also I can't do the extension because the drainage route doesn't work, I can't get no inspection chambers on etc. I don't wish to continue the works, and never will. I have full planning but want to put the house back to how it was, and not continue with extension works. The rest of house house internally has been gutted so I'm keen just to get it back to how it was.
  7. I have planning permission for a side extension. I have commenced work and foundations have been laid and steel work put in. However due to issues and finances I want to stop the extension and put the house back to how it was. I won't be doing the extension, so am I allowed to do this, do I have to inform planning? Will they allow me to do this?
  8. On the side of extension I don't have access as it's up to boundary wall. But I wanted to put a IC in garden and connect main drain straight to front. Issue I got is I will need y junctions for kitchen and bathroom but don't have the access outside on the side extension for rodding eyes
  9. Can the rodding eye be inside the bathroom or kitchen. I don't have space on the side access
  10. From the invert to ground level I got 390mm, and the drain needs to run a 10m distance. I take it this can't be done?
  11. Some.internal stud work. A se designed it, but thr previous builders put it in wrong place, and on one end it's on a non load bearing wall. I got a new se coming on site to have a look and offer some guidance.
  12. It's totally in wrong place, above joists. I want to revert back to original wall but have to dig new foundations for the external wall and remove steel. But I don't k ow how to proceed....
  13. I've had major issues at my place. Now we have realised a steel spanning 10m to support a external wall being removed is in wrong place. It has a middle column post using a pad buried 1m into ground. How easy would it be to remove this and start again?
  14. Sorry for bad drawing. It's a side extension which butt's up to neighbous fence. I don't have much room to fit a soil stack on side for toilet where bathroom is. I have a flat roof going on to. Plan was to extend the private drain by 10m to back of garden for a new chamber/manhole for rodding. I try and get some height levels
  15. No I don't have any drawings this is why I'm in such a mess. The original private drain has had its manhole taken apart and dismantled. Just unsure of how to proceed. The previous builder made a right mess of things and left me in a pickle...
  16. Yes the more I think about it this design may not work with this design and I see it running into problems. Where do I get specialist help from?

  19. No none of this was done for drainage. Correct, got access to main sewer drain and need to run it over the top above ground going over foundations. Need to p shingle and compact hard-core in the area. Was just seeing if it's to late as foundations have been laid.
  20. Yea private as drains only serve my house. I'm bit worried having everything underground for all my services. I have a manhole in front driveway, going to create a access chamber into back of garden. Need to figure out how bathroom and kitchen will all connect up underground to main drain
  21. So what I meant is private drain above the top of the foundation at floor level.
  22. Can a private drain sewer pipe be run over the footings. I've already had the concrete laid in a trench. We want to run it over and then do block work, will lintil over it. Can this be done or is it to late because foundations have been laid?
  23. If a structural engineer says I can build of the original footings and build the wall without a cavity so it builds up with the existing walls in the house, does this override the BCO view? Do they have to follow the guidance of the structural engineer
  24. He's caused extensive damage to my property. Eg he threw cement down the main manhole, now I need to get block and beam up, expose pipework first and get it checked out. The whole house is gutted to shreds, if there's anyone in surrey who can help out pm me.
  25. Bco wants it dug a metre, but the foundation on side extension which I didn't go ahead with is 800mm so he agreed to keep it same. Where the wall I want to build back up will involve cutting some of the floor back on original house to get 600mm width for foundation
