  3. Hello, We have plans to build a 3 bed split level house and would appreciate any feedback on the layout. The original house is a ruin and will be demolished with the stonework reused. Bedrooms 2/3 are positioned on the original footprint which is 60m2. The total size is 250m2 including the garage. Any thoughts would be helpful but in particular wondering about: (i) Kitchen/dining/snug layout - have we divided the space sensibly between the 3? (ii) Having a door between hall and kitchen (marked green) (iii) Current thinking is half height wall to separate living room and dining room (marked purple) (iv) We originally had a door from the kitchen but have replaced with a window/sink to provide more useable space
  4. It will be interesting to see how the guidance is interpreted by local planners. My planning application will be going in shortly and I would hope a wood burner will be allowed given we are quite rural with a higher risk of power cut.
  5. re Is that 30m set by regulations or looking at local emptying companies? I also thought this was the regulation but stand corrected as Scottish Water quote 25m-40m (with up to 4m difference in level) and another company suggested 50m.
  6. Thanks both. The pump would be required to move raw sewage from the house into the treatment plant. Will see if we can get a viable location for a gravity setup to work. Will report back.
  7. We are just finalising our split level house design but have not worked out where to site the treatment plant. The topography of the site (severe slope and trees) is very challenging for the build and provides only one possible gravity fed option though it is right on the 30m limit for emptying. We have a couple of easier options that are at a higher elevation than the house and would obviously need to be pumped. Can anyone offer experience of using a pumped option? Concern is mainly noise but also reliability.
  8. Well that didn't go to plan. I thought it might take 6-12 months to find a plot so I am more than happy with 3 weeks! First quotation in connection with the build has arrived - £1600 + VAT for conveyancing fees. Higher than I anticipated but suppose I had better get used to that feeling.
  9. Thanks all and @Ecthelion for the photos. Good pointers on the data cabling and wood burner. We don't have a house design as such yet though I hadn't planned to put UFH upstairs so the wood burner tip might work very well.
  10. Hi All. We are hoping to be first time self-builders in rural Perthshire/Stirlingshire next year....when we find a plot of land. We have a design/layout in mind though appreciate this will probably need to be amended to allow for the aspect and topography of the site. Whilst the search goes on we have time to absorb plenty of knowledge from the experience of forum members. Questions of help will no doubt follow Thanks
