  5. Hi, Could you please advise how to compare builder's quotes? Maybe you could share an example quote with descriptions, stages etc . (not figures), please. I'd like to be sure they all include the same things. Are the quotes usually labor only or including materials? Thank you

  8. Thank you very much for all your replies. I thought I am a developer, not a contractor. But accountant said we are a contractor. We can get invoice only from him, or from his men, too. It's our choice. It won't be near £1m for sure:)))
  9. The problem is the builder would like to stay in grey area and we would like to be in a black and white one -)

  11. I'm sorry. I wasn't clear enough in the description of situation. Me and my husband bought a plot of land . We want to build 2 houses there for sale. We were advised to set up a limited company for tax purposes to do it. We did it. So as far as I know , we are now contractors and our builder is a subcontractor. He's doing most of the jobs for private people, no invoices required etc..... so he is not very happy about the idea of registering to CIS.
  12. Hi, Not sure where to post this question really. I was just told by our accountant that we should register to CIS and our self employed builder has to do the same to be able to start the work. If you hire builders to do the building work, do you check if they are CIS registered?
  13. Hi. We used Total Concrete eventually. Lite Cast were a bit cheaper but waiting time was longer and we needed it fast.

  17. PeterW, I'm sorry I haven't replied earlier. We had a break from 'building' for a while. Coming back again. I set up a limited company (for tax purposes) . It's hard to get a good quote for warranties and insurance, as I have no experience. I can't do it the way you mentioned (although I know it's the best way for us and it's very attempting for me). I have 2 small kids , I live in a toy shop, would have school run problems if we moved etc. We will start building with one house, as we still have problems with missing land. Maybe some of you remember my thread about mistake in land registry map.(Just to give you an update...we wanted to buy missing 1,3m from our neighbor ....our solicitor discovered after 4 months, that according to land registry map we already own the land we want to buy and we can't buy the land we own......) We have done drainage last week...the 80 year old neighbor already phoned me and wants me to paint her fence.... Fun has begun :))

  20. Thank you Vijay. They replied to me today. Unfortunately on this occasion we must decline to tender. The distance from our casting facility in Cambridgeshire to the site makes it hard for us to be competitive, and also presents us with logistical issues when it comes to managing and executing delivery. Waiting for other quotes to come.

REGULATION 14 PART A Structural details and calculations for the reinforced concrete have not been deposited (For guidance see paragraph 1.5, Section 1 of Approved Document A1/2). - Beam & Block floor That's from email from my architect: I have received the conditional approval from the council. The outstanding conditions, which I will clear this week, are as follows. Beam and block floor details are required. You will need to send these in when your builder has chosen a supplier for them We provided structural calculations too.
  23. Hi We have just received an approval for 2 storey extension of our house. One of the council's conditions is to provide them the name of block and beam supplier. Why???? But, Any recommendations please. We live in West Midlands, Birmingham. Thank you
  24. Do they seriously put 'traps' in these polices? Do you have any examples of tricky sentences? I was reading them ... didn't notice anything suspicious
