  1. Our under ground vents were designed by our architect to sit externally a course below the finished internal floor height, and this is what was built. See attached drawing and picture. We are now onto the patio, and want our patio level to be the same as our finished internal floor, ie no step down, however if we do this we will block the vents! What is the solution? Our landscaper says the vents should be above the floor level. Our builder and architect say all new build under floor vents are positioned like this…
  2. This is what I was doing but the tackers did not cut the board tight enough and so the plasterer couldn’t / didn’t skim right up to the plenum. On the gf there was no way of fitting the plenums after the plasterboard, they had to be in before.
  3. The plenums were installed prior to plasterboard and the tackers did not cut tight enough. Would you fit the plenums after boarding?
  4. I think they are the more expensive upgrade ones. We have these that just push in. I know the vent will cover the holes but concerned about air tightness mainly…
  5. Hi all, how have others filled this gap(see pic) between the vent and ceiling. It’s a bit big for a bead of silicone, expanding foam will be a right mess. Compriband might work… Just wanting to crowd source what others have had success (or not!) with. Cheers
  6. So you think the TF installer (who fitted the soffits) should have calculated the brick courses and built tight to that? Not sure that would’ve been possible, as the roof weight needed to be allowed for etc
  7. Where in the country are you being quoted this price?! I’ve just been quoted £5K for 165m2 cemfloor at 50mm depth 🤯
  8. I was going to go around the house with silicone to fill this gap, but a builder friend gave me this expanding foam strip to try. Seems a LOT simpler than silicone. How have others dealt with this gap?
  9. Thanks for all your comments. IG Lintels came up trumps, supplying me with an arch lintel (1360mm SPAN; 600mm RISE) for £260.

  11. BC inspector wasn't keen on this as a solution over the phone. He's coming out Thursday so I will try again with that solution!
  12. A tricky one on site… BC have said we need a 50mm arched cavity lintel above this arched window. Struggling to find a supplier! Anyone else encountered the same problem?
  13. Hi @LA3222, how did you conclude your arched window cavity issue? I have the same problem to overcome! BC are saying I need an arched cavity lintel which is proving hard to source!

  15. Looking to attach a glass balustrade to a timber frame for a balcony and Juliette balcony. I’m told this type of fixing (see photos attached) is what we need, but I can’t find a supplier anywhere!

  20. Thanks @blooda - very useful! Wow I see what you mean about the 1980s look! My wife would not be impressed with those! Are you happy with Vent Axia overall?
  21. Just spoke to the supplier and they said the main difference between the two options above was the Zehnder had an app and the Axia didn't! (an app would be nice but not £2k nice!) They also said the Axia was the most reliable on the market - very few maintenance issues. I guess hence the 5 yr warranty they offer. I'll be going with the Axia option. So far I've been impressed with BPC! Hope this thread helps others. Thanks for all your input.
  22. I’ve asked them to remove the annex from the quote as we don’t need it in there. They’ve given two further options (attached). What we really don’t want is cold drafts blasting out in winter, so I’m leaning towards the Zehnder ComfoAir Q600 option but the pre-heater version (not the standard one as quoted in option 2 attached).
