OMG. I never knew this existed. So how do I then claim all the items I paid 20% on when bought. Yes been empty for more than 2 years.

My arrangement was made to match the pre-existing floor type (solid concrete). The only difference is that existing slab doesn’t have any insulation as it was built pre-insulation era. The extension is rather small 4X9m at the most as the walls are 35cm housing the 2023 150mm cavity insulation. The existing cavity walls will have the upgraded beads installed into them as we only managed to add 25mm PIR to them prior to plastering. More than that would eat more of my living space which is already small. Yes I intend to use UFH as radiators are a health hazard for my son, so I needed to make up the floor layers like that to have the most energy efficient floorings I can get. The existing building floors will be subsequently dug and insulation will be laid and concrete poured again. A Radon Sump will be installed to mitigate all Radon from the original build. Going back to the BCO comment about a second tray. Where would that be on the drawing as I failed to understand?.

Unfortunately not and they wouldn’t sign one either as they refused the idea of the extension all together.

Thank you. This is the only place I found that makes me feel like a have an understanding family. Not many people know about my project and some of the ones who know about it told me to sell my place instead of finding solutions. I am standing my ground into finding solutions and alternative designs so I can have a home for me and my disabled son. He is worth it.

@ETC would you kindly help me figure this out. Finally after 4 weeks or so I got the B-regs done. BCO happy but sent me this note yesterday. “the section through the foundations, oversite and dpc is missing a second radon barrier Tray but I can explain on site providing I inspect before you build”. I want to understand what he means prior to his visit as I won’t be able to be there on every occasion (childcare issues). Any drawing would be greatly appreciated.

Retired, but not that kind of old. His father just died a few months ago in his 80s, so he’s got a long way to go 🙂

We have now established that we have to build inwards a bit to avoid trespassing problems with the neighbours. Unfortunately we were unable to meet in the middle as they have refused to be reasonable and iron out the differences. For them, I should have consulted them in my design and plans, they simply don’t want me to extend as they “didn’t sign up for this”. So this is where we are. The wall on their side has to be rebuilt outwards in, the outer leaf bricks has to be built first as they won’t allow access under any circumstances. They said they were happy for 6 years before I bought the property and they now feel miserable, every day they wake up and look in their garden and see my extension to their right hand side, and they have installed wooden fence on my wall so I am unable to open a window in my bedroom.

Yes renovation and extension. I am not living in the property as my son has sensory problems and won’t be able to cope with the work. The place is virtually insulation free when I bought it, and I knew I needed to work on that. It was just trying to figure out what would work. I am not sure about the VAT? You mean I can claim vat?

Hmmmm. That’s a good question. The plan is to build from outwards in on that left hand side wall. The BCO didn’t have problems with it being at the boundary line. He knows the problems with the neighbours. He didn’t say anything else. As for the guttering and down pipes, it’s for the builders to figure it out I suppose. So long that it doesn’t cross the party wall line.

I suppose, I can pay for the cavities to be filled with beads once the whole project is finished, along with the 25mm of PIR, it would have a positive effect.

Thank you @Temp. The original walls are bricks on the outside, blocks inside so no render. The proposed walls would be made of blocks both leaves, but this may very well change tonight as I am having problems with my left hand side neighbours not allowing the builders to render that wall, which leaves me in no choice but to construct the outer leaf with bricks instead to avoid further conflicts. I’ve tried for the last few months and the lady doesn’t like the idea of render, and so she promised not to allow builders to go over and render when it is all ready. No party wall in place (another situation from last year). I already put a post on for that. The problem now is that all internal walls have been boarded up (plasterboards) with only that 25mm in situ, hence why I am looking for alternative solutions, rather than ripping out all these plasterboards and insulation 😞

Detached bungalow built between 1965-1972. The existing cavity walls (280mm) was reinforced by 25mm Celotex on the internal leaf then plaster boarded. I don’t believe this will make a dent in the over all insulation requirement to keep the original build warm, and not lose the heat from the warm proposed extension. So I was thinking what else can I make or substitute to those walls that won’t take up much more space and cost a fortune? the external leaf is made of bricks, so not going to be able to change anything to that.

What about termorasante aerogel as a second best alternative to the sheets/blankets? I am really interested in something for the existing walls that would come close to what I plan to achieve with the planned extension.

Thank you all for replying. I was reading (sigh) as I sometimes get lost in the WWW from one place to another, using the excuse to educate myself about different things (was initially looking for a diagram for my B-Regs about external cavity wall make up with block-block leaves) and somehow ended there. I was impressed and yes understood that A. It is 3 times as expensive as PIR but uses a fraction of the space (tempting but not in my 1st project, waiting to get £££££££££ from the lottery 😜). B. It may not be very easy to work with in certain areas. I, like @Archer was wondering if we could source them directly from China, thinking of the great Brexit deals that allowed us open channels with China. I found plenty of sources for a fraction of the price, but the question is would it be possible, and what would it cost to bring them in?

Anyone heard of these? Any idea how much they cost? Their environmental impact? How they may affect the residents health long term? please help :0)

Can you fit a steel beam on top of that? I have 4m bifold doors to that wall.

Yes saw it earlier. i am wondering if we do it right from the start. Inner block leaf then T&G PIR, then outer leaf.

The whole situation caused me extreme stress and a big financial loss so far. I understand that SEs May choose different designs but shouldn’t it all be based on maths, scientific calculations and a true representation of the actual build? I can see where this is going, which is no where but the financial losses to me and my son.
