  1. Hi Dave thank you for the very quick reply the house will be heated with an airsource heat pump and is as insulated and air tight as we can afford - not quite passive according to the PHPP we had done. Windows face north for the view and I am not turning it around. There is no gas in the village so everything will be electric, showers, cooking. The three phase was due to looking to install PV panels and want to ensure we can add an electric car charger at a later date. we may need to add a lift so we have designed in a cupboard with a removable floor between ground and first to allow this later. looking at the info from SSE it looks like putting in a meter box on the boundary as a permanent feature would be the best option as we have a timber frame and no brick cladding.
  2. Hi Guys We have just started on site for groundworks and I need to get a quote from SSE (site is in Wiltshire) for electricity connection so I get the info I need to provide to the Groundworks team for trenches and ducting to be laid. I am looking to get a temporary supply put on to site before we change it to the permanent supply for the house. To provide a quote SSE have asked for the following: 1)The Kva we need. I have no idea is there any normal load they would supply I can ask for which will cover general building tools use? The groundworks team have said they do not need anything so it will be once we get the frame up for tools. 2)Single, 3 phase or split so I am assuming we can ask for single then move to 3 phase for the permanent connection? Any advice on what I should be providing to them?
  3. Hi We are looking to setup a contract for Groundworks on our self build and was wondering whether to use JCT Contract Building Contract for a Home Owner/Occupier who has not appointed a consultant to oversee the work (HO/B) or Contractstore Building Contract for Home Owner or Self Builder (B152) Has anyone use either of these?
  4. Hi Mr Punter Thank you for the reply. There will be two of us but have decided against the Rubber option for the main roof
  5. Hi, we have been getting quotes for our house from various different suppliers. We have Single Ply quotes which were expensive including installation and then we got a Tata Steel quote supply only which was cheaper. But we cannot use Tata Steel on the whole roof as we need 5 degree slope and it we cannot have that much slope on the kitchen and roof terrace so we need to use the Single Ply. So we are wondering if we could also install the single ply as well. Has anyone tried to install Sika Sarnafil and is there a course you can take like tata steel which gives you the warranty. Or are there other Single Ply anyone has tried and installed on their own?
  6. and another as we are just starting to look at estimates for our 2 story 264m2 house
  7. I have a related question we are in Wiltshire so SSE is the supplier for the connection and they have sent me a budgetary estimate. With it they advised I could look at other suppliers for the same work. The list on the website is long so I was wondering has everyone just used SSE or is there any recommendation of any alternate connection suppliers?
  8. This is a slightly odd situation the council sold the land to us and obtained the outline permission in order for us to agree to buy it. There is nothing on the outline planning mentioning CIL only when we exchanged contracts to buy the land. So I have no evidence that anyone has complete an Assumption of Liability form the council department who sold the land does not appear to have done so and it is now in our names. I assume we need to complete the form I am just unclear whether we do that before or when we submit the full planning permission application.
  9. Hi guys thank you for the prompt reply. Yes we are building a house which we intend to live in for the next 10 years at least so no issue with the 3 year thing. So from the above I need to put both the assumption of liability form and form 7 part 1 in when the architects submit the full planning permission. On the council website it says it is worked out by GIA per square meter and dependent on class of housing and part of the county so I guess they will need to advise what it is. So far as we have been designing the house the GIA has been changing so it will be determined on the final design which we provide in the full planning.
  10. I have a question we have been advised when buying the land that there will be a CIL charge. there was nothing on the outline planning permission which has been granted and we have yet to apply for Full Planning Permission. I am confused as to when we are suppose to complete the form for the assumption of liability. do we put that in with the part 7 form 1 and the planning form or do we need to do this earlier
