  1. Hi, Could anyone please let me know what is a good price to pay for floor tiling with Porcelain tiles (just for labour, accessories, grout etc... ) per sq mt.. I am planning to buy the tiles myself. V
  2. Hi, I am self building a family home for me to live in. I can see that i am exempt from paying the CIL. I have not been charged this fee by the council. Do I still need to fill in an exemption form prior to starting the works? Can the council charge me later? Regs
  3. On another note: - How long would it normally take to discharge the pre commencement conditions? I just have the routine conditions like bricks/mortar, Glazing, Window colours etc. I understand that there is a legal limit of 8 weeks. however, in ones experience how long does this usually take? - Also, what is the definition of 'construction works'? The reason for my question is, as all the pre commencement conditions relate to the superstructure, is it ok to commence ground works before the conditions are discharged? Thanks
  4. Hi RichS, I did exactly this on Friday. All the mandatory forms were already completed. It doesn't ask to see any of the previous plans etc. in the form it does ask for your planning permission reference. I guess that this should be enough. However, I would be careful about the fees? If its a new dwelling, then its £97. If its an extension then £28 sounds the right figure. Hope all goes well.

I have no prior experience of building. I did not know about the difference between Quote and Firm price. Hence I am really grateful for that advice. what would be a good percentage for negotiation? 5% or more? Thanks
  7. Hi all, I am in the process of receiving tender quotes back for my new build residential family home. This is my first project. I am going down the route of a 'main contractor' who will buy the materials as well, apart from Kitchen and bathrooms. The question I have is , are these quotations normally negotiable? and if so by how much on average? Any help would be appreciated. Thanks. Vel810

  9. Thanks Tonyshouse. As I am being charged double, one plan for BR and another for Construction drawings.... I was just wondering that I commission one set of drawings, i.e Detailed Construction Drawings, and use it for BR approval as well, especially if the former is a more detailed plan? Is that ok?
  10. Can the detailed 'Construction drawings' not be used for BR approval as well? I am being quoted for both of these (Construction details and BR application plans) separately. is this usual practice?

  12. Hi all, very useful threads and information on this site for a novice like me. Many thanks guys and girls. I am in the process of filing an application for BR approval. My architect is charging £7k + VAT for the following: Completing the plans and filing for BR Structural engineer calculations Constructions detail plans for the builders Drainage, fire escape plans etc helping with the tendering process and fixing a builder I have a good rapport with him and am happy with his work so far. As I am new to this, just wanted a bit of advice as to whether this a reasonable charge. I am unable to do any of this on my own as I am a complete novice. Any help would be gratefully accepted.
