Connecting New Water Supply Plumbing Quote

What ballpark figure would you expect it to be? -
Anglian water have been paid to create the new connection from boundary and so we just need to carry out the works on our land to make the new connection. Been quoted £2100 fully inclusive of parts and labour from a plumber, for the following work: Install 45 metres of supply with 3 capped off tails for dwelling, outbuildings and for the new connection being carried out by Anglian water. A certificate of compliance is also issued as per water regs 1999 and local water authority specifications. Naturally, waiting for a few other quotes to come back, but does this sound reasonable?

Water Supply For Outbuilding

Apologies for my lack of understanding. Assuming 'tee off' is basically a T junction for the water pipe? So basically it runs parallel to the main dwelling towards the outbuilding as per route no.1 and then splits off into the house. - Would using a 'tee', affect water pressure at all? -
We have an outbuilding which will need connecting to the water supply as indicated by the black arrow. Nothing yet connected or installed and build has not started. Is it easier/better to go: Direct from the boundary water connection, directly to the outbuilding (green), Connect the dwelling supply first and then go from the dwelling supply to the outbuilding (blue)? Thanks

I second this. It's much easier to 'come down' in size than to keep pushing for more or 'what you could have got'. Also, work with your architect who has (hopefully) got experience of the local planning policies, and knows how the local authority feels with regards to new dwellings. A pre-app may well be the route to take with this. Your architect should be able to advise.

If I can help in any way offering advice on securing planning for Paragraph 79 (now 80), do let me know. That's our planned build that @Thorfun shared, also in an AONB. I will say that no two Paragraph 80 builds are the same, and as such, each will come with their own unique challenges and approaches. Although, there are some principles which remain the same (passivhaus, architecturally exceptional etc al). However, as you are going down the 'knock down and replace' route, I think you're already one step ahead as the 'principle for a dwelling need' is already met due to there being a pre-existing house. Therefore, I don't think you'd need to apply under Paragraph 80. Have you already secured planning or gone for pre-app advice? It should be relatively straightforward to put something there with a similar size footprint, which matches the local vernacular and buildings in the area. I think the challenge will come if you want to do something completely radical or unique - this, however, also comes with a radical price-tag!

I think that is the approach we're going to take. I'm also pretty sure that as part of the overall 'design' that TF companies do to translate architect produced drawings into their own specific system structural calculations and a design has to be done by their engineers. Definately! Finding this a lot, especially as it's out first self build. I appreciate the advice given on here though, it's extremely helpful.- 55 replies

We will be using a structural engineer for the final calculated foundation system, of course. The ground surveyor advised on the typical foundation system based on the build method, expected typical load of the TF building and ground conditions itself. I also think that many of the TF companies also provide a foundation design based on their specific construction methods anyway.- 55 replies

Thanks. Will raise the point with our architect on what you mention with the generic structural elements, but I'm sure he's aware of it. Yes we have ground investigations already complete and a foundation system designed by the ground surveyor. Our architect has this information and we will also provide it to the TF companies as I expect they will specify the foundation design specifics? In any case it's looking to be a standard depth trenchfill with clayboard for heave support as the ground condition is firm clay.- 55 replies

Wow. Not the image of what you'd call a "healthy ventilation system"! Did you use flexible ducting or the fixed metal ducts? This is my concern with all of the newer technology...it's just one more mechanical thing to go wrong in a house, and MVHR is absolutely critical to an airtight build....In fairness this is the first time I've read and seen an MVHR system going mouldy. Apologies, not much advice to give I'm afraid, but will follow the thread for learnings if you don't mind. Also would be interested to know the manufacturer and installer. -

Yes, exactly. We're allowing for a degree of re-design which will be given for each supplier. But this re-design will only take place once we're absolutely set on a given TF company. This decision will be based on a firm quote from the technical drawings provided to them by our architect. We fully expect them to then translate this into their 'system'.- 55 replies

Interesting you say that. I've had most of the TF companies say to me that they can quote from building elevations and floor plans, but it won't be a 'full quote' as they need technical drawings from that. (MBC included). They all offered their on house architects to do this at a price, but we didn't want to limit ourselves as you say to a specific structural system. It sounds as if what you went through with MBC (4 revisions etc) is what we've we'll be doing with our architect for a fixed price. - Were you set on MBC from the beginning or did you look at other TF companies? Useful point on the basic CAD package - any recomendations?- 55 replies

Our architect is really good to be fair. We also have planning conditions to discharge such as landscaping, materials etc. The drawings submitted to planning dont have detailed measurements and naturally we need these for accurate quotations. That is what our architect is producing along with building regs, along with some internal changes. Pretty much all of the TF companies we spoke to said that they could produce construction drawings via their own architects, however as you say these will be to their own bespoke system. We'd rather have the flexibility to put (fairly) generic steel and timber frame construction drawings out to tender to several companies to then identify/choose which system to go for.- 55 replies

Have you got a photo of your external blinds? I think I might be getting external sliding blinds confused with what you're talking about as there's no way I could hide these external sliders in the fabric of the building (based on our design at least). If you look at the CGI above, they are the horizontal slatted units on the ground floor in front of the glazing. The proposed design was for them to be on rails to slide across the glazed areas to provide solar shading....I have a feeling you are talking about something different?- 55 replies

We've got various quotes for both open-panel timber frame, closed-panel systems and even SIPS - all at varying pricepoints and U values. I'll be honest and say that we haven't decided on which system, yet. Price will naturally be a large factor, but also we need our construction drawings complete from our architect before we can obtain accurate build quotes for a true comparison. If traditional TF, I think we'll avoid putting in insulation ourselves to be honest unless I can be convinced by saving a significant amount. - I assume you mean cutting the insulation pieces yourself and sticking them into the TF panels? I have had a look at Norrsken, but if I recall correctly some of our feature glazing is outside their manufacturing limit. Again, will be able to confirm once we have full technical drawings. Appreciate the upfront and honest advice about project managing. "Mere babies" now, but I have a feeling we'll have aged 20 years (mentally & physically) by the end of it!- 55 replies

That's very helpful advice and good to hear from another person that our thought process is somewhat sensible. I have got a quote from MBC, but awaiting final construction drawings from our architect before putting out to final tender to all parties. Our architect has had some expected SAP calculations/assesment done, not sure if PHPP will be part of this, but I will check with him. We have external sliders/blinds on the design, but have discussed potentially leaving this for afterwards as we're not too sure on the aesthetic of these. There is an overhang to the rear which will help, and we have also heard of a special type of glass coating or glass which can reduce solar gain and may investigate this as an option to reduce overheating. We will certainly have internal blinds.- 55 replies

Thank you. Not run PHPP, is it worth doing? We've done full SAP calculations and added an overhang on the rear to add shading. Also thinking about using that special solar reflective glass.- 55 replies
