  2. @Russell griffiths yes you are right but the developers friend told me (the guy with rebuilt house living opposite my house) that the guy interested in buying this was not planning to knock it down. But he might be telling me BS so I don't build up blocking his view 🙂 The person who lived in my banglow before (of no relevance) was head of British Gas Nuclear Operations. He passer away in 2021. Also, been told either Ant or Dec mum also live nearby 😃 Coming back to the question for me which is, does the quote sensible or does it need to be cut down and I personal think there is lot of slack in it.

  5. Yes soil investigations done with 3 pit holes all confirming soft clay upto 10/11m. Neighbours went for the same to 10m for their rebuild. I am not totally relying on thr architects for the costing and have been speaking with builders as well. Newbuild will be in the region of 800k, there is no doubt.
  6. Yes I did look at piling. The quote was 60k with 30 piles and ring beams. Vibro is cheaper option for rebuild. But the architect advised that with steel frame and extension the cost can be saved with extension and remodel.
  7. @Russell griffiths I bought the banglow gazumping a developers who later was willing to match or outbid my offer so demand is definitely there but i dont want to sell. I bought this as forever home if such thing exist. The street has gone through some very nice developments and the upper limit has been lifted significantly. Here are some pics. Plenty of space in the garden as plot size 0.4acre and walking distance to station with direct link to London 1:45 away. If new builds is upto 800k then price from the turn key builder with some negotiation does not seem that bad but I personally think its too high

From the areas being extended its clear these are relatively small extensions to the existing large foot print but building up on a large foot print will create larger house so nit sure if follow the comments around "large" house. If there is consensus that cost will be less based on breakdown for the new house then I can understand but a new roof is a new new roof. It's besides the point If it's a new roof on existing house or new house. Hence I am looking for some tangible amendments that can be made to the plans and advice as to how best to deal with builders to get an honest quote. In the design I have sacrificed lots of space by creating double height ceilings in the reception/hall as well as bed room as space is more than enough. What else do you guys think needs to be done. I am open to rebuild , but the question is what need changing and how would that impact the coat? Any advice will be helpful.
  9. @JohnMo very keen to understand how we can make the plan less bonkers other than starting over. What needs changing bearing in mind the existing foot print of the banglow?

  11. Would be great if I could have some feedback on the costing. To me it seems a bit on higher side and I think at that price it should include windows/steel/underfloor heating/rads as well but keen to get your feedback. Tender.pdf
  12. As per above comment the increase on existing footprint is relative small but its being built upwards, not sure in this scenario how to cut everything smaller. Bedroom next to car part is an option as in the second option it was moved towards the garden. Snooker table.is just illustrating. I am not very good at it anyways.
  13. This is the extension (in blue) to the existing footprint so in the context of significant increase compared to what we have it does not not seem but just being built upward. Nb: pink section is demolition and replacement.
  14. Thanks for the clarification. To be totally honest, I will prefer it to be an extension. Though from build perspective, it's easier and cleaner to rebuild but I just don't want to down that route for various reasons.
  15. Do you mean replacement dwelling rather than extension/rebuild? Didn't know councils can insist the change!
  16. With the ground condition, it will require piling so we will go with steel framing which should reduce the need to knock down the banglow and also reduce piling cost partly.
  17. Yes I have now linked the updated design to that discussion. There have been updates made to the design so nearly final and due to submit in a month time hence looking for some last minute feedback.

  19. Starting all over again is not an option. We like the contemporary nature of the design concept. We are too far in the process to restart and we don't think there is s need. We are looking to see if there are any improvement that can be made with few tweaks with reasons/benefit for the changes or if there are any fundamental flaws with explanation of why its a flaw in practical terms and how it can be fixed. General comments ofcourss welcome but would contribute less to our efforts to improve the design.

The house is proposed as an extension to existing banglow plus new garden room (65sqm) Last image is the option 2 for the ground floor layout which I prefer compared to the original per the plan. Main house layout is biased more towards better design but scarificies the potential space still achieving around 500sqm. Would be great to have some feedback on everything. Thanks
  21. Looks likes your clay tiles (if I am right) in pretty good condition so definitely worth keeping tidy. I am sure aesthetically looks much better.
  22. Just out of interest, has anyone had any experience with photovoltaic glass in the windows to generate the electricity? Is it worth considering? Is it significantly more expensive?
  23. That's definitely a great idea. At least thinking about where it would go when required at later date.
  24. VAT is certainly attractive but there are other constraints on the rebuild. Project of this scale will defo involve SE and i am thinking of getting him involved before moving any further with design modification. Slab with void and with piles will cost nearly 90k and is out of question. I will have to find alternative. If I was going with rebuild I will go for Vibro and with the help of someone here I explored that option and that seems sensible but rebuild is currently not viable.
  25. Rebuild is equal to scrapping the project to financial constraint and not mention mortgage conditions.
