thanks am i likely to get as low as £1000/m2 with such a design or is it just not possible?

How much can you do yourself ..?? That’s the big question and you need to honestly answer it.

Think it also massively depends on where you are in the country and level of finish. High spec and you’re over £2000 sqm...also I have been told with bigger houses what you would think would be economies of scale is negated by the fact that a lot of builders don’t want to do the bigger jobs. They don’t have the working capital to tie up in big projects.
