Lincolnshire Ian Posted Sunday at 15:50 Posted Sunday at 15:50 Hi everyone As we near the end of the house build project I am starting to think about budgeting for bathrooms we won't use and landscaping etc. Our VAT reclaim would be very useful in helping to pay some of the things we consider to be "nice to have", rather than essential. We would like to leave some two bathrooms (we will have a finished shower room) and the landscaping unfinished when we apply for completion. Is this possible? Are there any other bits we could leave? Is it at the discretion of BC? Any help would be great. Thanks
Russell griffiths Posted Sunday at 16:26 Posted Sunday at 16:26 If you want to claim your vat back you do not need a completion certificate you can prove it’s habitable by a few other methods. valuation form from the valuation office when you start paying council tax, or a habitation certificate issued by the council. have a read up on vat re claim.
kandgmitchell Posted Monday at 12:46 Posted Monday at 12:46 Firstly if you haven't got the bathroom fittings for those "nice to have" bits consider buying them up front so you can reclaim the vat on them. I believe (and I stand to be corrected) you can only make one vat claim. We bought as much of the materials for the garage as we could afford so we could put the vat paid into the claim. As to your BCO's attitude, you're going to have to enquire. Some may want to see those sanitary fittings installed to ensure the whole system is airtight. Others may be flexible, local authorities tend to be more relaxed about this sort of thing than private but you won't know unless you ask....
