Spikeuk Posted Monday at 09:49 Posted Monday at 09:49 (edited) Hi we have had a new extension built and at the point of needing the downstairs floor screeded - i would like to know a rough estimate I should expect this job to cost. The floor area to be screeded in total is 57.5 sq. meters. We have concrete sub base with 10mm cellotex on top, and then underfloor heating running in special plastic trays. There is cellotext thin edge (like skirting board) around the whole permitted to be screeded- I believe this is required when screeding over underfloor heating - for expansion? Domestic use - I've been told it will be dry screed I require, doesn't need to be particularly deep - I think 65mm - currently am in the process of getting quotes, what's a reasonable cost I should expect to a pay a builder for screeding this floor including labour - there is no rush for it drying fast. Thank you in advance. Edited Monday at 09:49 by Spikeuk
nod Posted Monday at 11:00 Posted Monday at 11:00 I laid my own screed So not sure about labour I paid £13 m2 So £800 plus labour 2 men an easy day £600 If it’s a company £1000 Guestinate

Have you not considered Cemfloor liquid cementitious screed?
Redbeard Posted Monday at 13:13 Posted Monday at 13:13 What U value have you been quoted for the floor? Is the Perimeter/Area ratio fairly low?
Spikeuk Posted Tuesday at 10:15 Author Posted Tuesday at 10:15 I'm not sure on the U value ill work this out, and yes I did mean to say 100mm celotex. My regular builder has now quoted me £5K - but this includes the 100mm Celotex he has already laid to this floor. ( the underfloor heating has been billed separately.) at 5k - this sounds excessive?. For laying Celotex - I did some quick math- it should be 20 large sheets of Celotex to cover 57.5m2 @ approx £36 per sheet which is 720 - so about £1000 at the very most? meaning its still £4k for the screed.

Supply and fit of the insulation prob more towards £1500 with labour? So screed more like £3500? Don't forget your builder will be putting OH+P costs on top of these works.
