murat Posted May 4 Posted May 4 (edited) Hi All, Want to learn about people's experiences/thoughts on remortgaging and or selling a new self build house with some exclusions raised by the waranty provider. We had a visit back in November where the surveyor raised couple of defects, most of them were dealt with. However, there was two regarding moisture ingress i wasn't able to provide satisfactory evidence/pics to the waranty provider to remove them. One regarding mortar droppings on the cavity closure/window openings. There were some droppings during the visit as brickwork had just been completed. This was cleaned up later and window opening section of the insulation boards were taped up using aluminium foil tape as requested. However, the photos i sent was just before windows went in (for couple of them) showed taped window openings on cavities, but didn't have any pics where i could show the droppings were cleared before taping up and things. And second defect was regarding a corner tape being missing on the cavity wall junction of the insulation boards. This one i didn't even understand what it was until roof went in and was to late to do anything about. I called them up regarding those two defects related to moisture ingress and they advised unless i have further pics to prove those were remediated, they would put exclusions on moisture ingress due to those specific defects. Alternative, was to get a professional with PI insurance to confirm all ok, and take the risk on basically. I don't think i will be able to get our SE to do that. What was your experience on remortgaging the property with some exclusions on the waranty? Are the lenders picky on those? Or do they not go into details that much? How about when selling the property? Would i be able to indemnity insurance for this to cover the buyer, in case i decide to sell in the future. We are at the plastering/second fix stages now. nod Posted May 4 Posted May 4 I wouldn’t worry Warranties arnt worth the paper they are printed on We recently sold our build after three years The only question by the mortgage provider (solicitors) was Why the warranty was only for two thirds of the sale price I answered that the land was worth the other third Which seemed to satisfy
Mr Punter Posted May 4 Posted May 4 If the outer leaf is rendered, the chance of moisture getting in and tracking through the cavity must be very low, but clearly your warranty provider is a stickler. Maybe they have had claims on the full fill insulation? On most housebashing sites you are lucky to get continuous insulation at all. Nobody makes much effort to keep the cavity clean.
murat Posted May 4 Author Posted May 4 Yes outer wall is getting silicone based render. I don't think this will ever be an issue in reality, but it's going to be an exclusion on the paper, hence the my worry about lenders picking that up
