LLL Posted November 29 Share Posted November 29 I went to the loft and found there is a timber rafter near the chimney that has rotten quite seriously (and the wooden layer under the roof), all others are fine. That should be caused by the chimney and I believe there was a leak but I can see it is not leaking anymore since it is quite dry around (maybe the previous owner has fixed it?), seems it has been there for a long time, do you see any issues in the near future? This may be replaced when I replace the roof but I have no idea whether the roof should be changed soon from the photo, any suggestions? thanks Link to comment Share on other sites More sharing options...
Redbeard Posted November 29 Share Posted November 29 I can see that the board supporting the flashing has been wet, but does not appear so now. I cannot see the rotten rafter end to which you refer. Despite being rotten does it now appear dry? That would support your suggestion that the ingress may have been fixed. If you can get to the rafter end splice on a new piece and cut out the soft end and then, if it ain't broke, don't fix it. Just keep a watching brief during any wet periods in case any past leak recurs. I had a similar issue when I first moved to my house. Sorted the lead-work and decades later it's still dry. LLL Posted Sunday at 03:41 Author Share Posted Sunday at 03:41 thanks for the suggestions, the end part of the rafter attaching with the wall is rotten but can't see it from the picture, I am not sure if we can fix without replacing the roof since the space is quite limited. The 3rd looks like there could be rot at what looks like the roof and ceiling rafter bearing end.
