we have not paid the architect and SE yet until they are able to correct the open points and get an approval for the full plans...

Your design team should be able to sort this out. Cut them a bit of slack as dealing with BC can be like chasing cats. Some BC's don't work to the same professional standards that can be expected in normal professional life.

@Gus Potter that is extremely generous of you to offer your time and advice.. we will be glad to take all the help we can. I will upload the drawings redacting any PII shortly... as i mentioned in my first note, we are awaiting the decision notice on our resubmission... will upload the issues raised in that once i receive it from the bco.. the email from bco last week just kinda prepped us to be prepared for refusal again :(

Thank you Mr Rusty, let me speak to my builder to reclarify this whole design and build point. In our prev discussions with the builder and architect/SE, we have been very clear that it is the builder's resp. to make sure the build is meeting all inspections at various stages and to ensure completion certificate is obtained from the bco at the end of the project. But let me double check...

Again... keep you head up and stick with it... more often than not things suddenly get resolved. BC have a "process" and "holidays". Post when you feel able and all the best. Offer of PM ing me still stands.

The builder meeting BC during the build for inspections is standard, he/she will be used it. They just make a call and usually the inspection happens very quickly, so as not to delay things. Luckily, it’s  a different part of BC, and your builder might even know the characters. They are hopefully just following the approved construction drawings so it should be straightforward once this is sorted out.

It seems unlikely that your friendly builder could begin engaging his own design team at this late stage. Hopefully just a few tweaks will be needed.

Self build is full of hiccups like this, be prepared for the sleepless nights. There are always ways round things. I made it my job to try to fully understand each stage of the process and the pros and cons to make informed decisions.
For example, it can cost an awful lot to change your mind about something, if you walk round the site and realise you’d prefer a door/wall/bathroom in a different place. Ask me how I know…
