I'm working through a new planning application with my architect and I'm trying to understand planning portal fees, it's a bit of a challenge as this is my first time using the site. I have a detached bungalow (1 house) which I would like to demolish and replace with 3 terraced houses. We're hoping to submit a planning application this month and I've been looking at the planning portal to work out fees. Given there is 1 property on the site today which will be demolished if approved, should the planning fees be for 3 houses or 2 houses?
DevilDamo Posted August 11, 2024 Posted August 11, 2024 You are creating 3 new houses so you pay for 3. Otherwise those people who are knocking down one house to replace with another wouldn’t have to pay a fee. 1
garrymartin Posted August 11, 2024 Posted August 11, 2024 It depends on the type of application you are making. If it's an outline application, or it's Permission in Principle, it's based on the site area. If it's a full application, it's the first submission of reserved matters against an outline application, or it's a Technical Details Consent application, then it's per dwellinghouse.
