Self Build plans

Hello there. New to this forum and hoping to get lots of tips and advice. I am not a builder but have a dream to have a self-build (probably demolish/rebuild) of a small chalet bungalow. I will have a project manager using his own trusted tradesmen

 

As it will be my forever property I am looking for best quality (within budget) and recommendations on supplies i.e. types of bricks, roof tiles, glazing etc. as well as suppliers and discounts. to be discussed with manager but I would prefer to purchase supplies myself for vat refund and discount

 

Also looking for a project planner with all the itemised steps needed

Welcome. Spend a bit of time reading the forum. Invaluable. If you look at the forum topics it will lead you through the various stages in terms of information and questions folk ask. 
 

If you’re employing a PM won’t they have a project plan? I just used a simple spreadsheet and an action log but about half way in i stopped updating it rigorously as there’s not enough time in the day to stay on top of everything. I did kinda document a fair bit on here for three reasons. Firstly it helped get advice on how to address issues. Secondly it helped me think it through by writing it out and thirdly it was cathartic. The encouragement from the other forum members was good too.

step 1. finalise your plans.

step 2. Get said plans QS'd so you know to the penny what you should be paying. https://www.estimators.com/

 

armed with this you have a starting point for your costs, wont include foundations or 2nd fix items.

 

£2-4k m2 and you wont be far out.
