Hey there! Prefab advice needed

Hi there everyone just introducing myself.  It's so good to find this forum.   My partner and I are considering a self-build but we have no idea where to begin.   We are considering a prefab list the Spassio Lighthouse.   I am worried that they lose their value over time.   Also that there is a big risk it could all go wrong so would want a company to be responsible for building everything.    

 

Any ideas would be very much appreciated.   Sorry if this not the right part of the forum for this question - I was unable to find one where it might fit.

Welcome. Self building is, for most of us a very long journey and a very stressful, steep learning curve, depending on your starting point. Read up, visit trade show, magazine, it's a marathon not a sprint..

 

First you need the land and planning permission, arguably the most difficult bit.

 

Kit homes look appealing because they give a turnkey price, but you have to get it past the planners and also foundations can be a big variable, depending on your location and the ground. This cost is on top of the quoted price.

Do you have a plot?

 

Either way you need a design that is fitting for the location. There are several ways to go about a project and it's a balance of time, cost and value. Also of consideration is house price ceiling where you propose to build. Centre of London you can spend what you want and still make a good profit. Where we are there is a price ceiling, so we had to be careful with our design and build cost.
