It then turned out to be cheaper to do a knock down & rebuild....for which the planning permission was granted for this. However, we ordered materials before the ''rebuild '' planning came through..... but then used them for the new build itself. How would we approach this for VAT reclaim? Barryscotland Posted March 26, 2023 Share Posted March 26, 2023 I believe it’s only from the start date submitted after building warrant granted that you can claim from so you won’t be able to claim anything back from a planning permission date . Temp Posted March 26, 2023 Share Posted March 26, 2023 I'm afraid I agree. I recall a case where PP for a granny annex was granted. VAT on materials for this cannot be reclaimed as its not considered a seperate dwelling. Work started. Then the planning condition precluding separate occupation was removed meaning the annex could now be sold as a seperate house. Thanks Sorry bit of a hi-jack question, I have householder planning granted for a bungalow to house conversion, but it's looking like it's going to be cheaper and easier to rebuild the house. Andehh Posted June 25, 2023 Author Share Posted June 25, 2023 Went for full planning with slightly modified designs to our extension + existing refurbishment, so materially the 'same'. We kept nigh on the identical floor plan, styling etc just made a roof Mono pitch to compliment the extension's. No issues from planning. Link to comment Share on other sites More sharing options...
