Hi,

How much will it cost to convert a commercial floor of 30 meter length by 6 meter width to 2 two bedroom flats (Build Cost only).

 

I am trying to buy a commercial building (if planning is approved). 

Building has ground floor, first floor and cellar.

The entire area is 30 meter length and 6 meter width. The walls are in good condition.

I am looking for the cost to JUST to create 2 rooms, 1 living room, 1 dining kitchen and 1 bathroom - just the build cost only roughly.

Creating the internal walls and skim them.

 

I am NOT asking about wiring, boiler installation, kitchen installation, bathroom installation etc.

I am looking for the building cost to create the walls and skim.

So, total 180m2 and the total cost to covert will be 180*£42 = £7560.

What about costs of insulating the existing walls? Part L of the Building Regs will apply to all the elements of a conversion.

I believe it is already installed as it is part of a shop - customers are shopping both in the ground floor and first now.

The price is for the amount of stud work built and skimmed 

So say you had 60m2 of stud to create the rooms You would be about £2500

If you read it properly The price is for supplying and erecting studs with a skim finish
