Loft conversion.

Hi, ive recently brought a three bedroom semi detatched house. The middle part of the loft is already boarded, not sure if spacers have been used. ( how would i tell?). Im looking to fully convert my loft into a room or partly board the sides and floor ( maybe put a window in to). How difficult and expensive would either project be? Thanks Andrew.

There is a BIG difference between a boarded loft and a properly done loft conversion making a habitable room(s)  A LOT more details including pictures please.
