We're based in South easy England. We're looking to extend our house as well as renovate the existing part of the house with external insulation, new windows and a new roof, underfloor heating, new electrical wiring, plumbing, drainage and replacing our oil boiler with ASHP. A builder we talked to thinks it will be cheaper to demolish and rebuild in brick. His current estimate for the extension and refurb is over 850k (we are increasing house from 170sqm to 315sqm) whereas he thinks a brick and block newbuild will be 750k. Potton thinks we can do a new build for £2000 per sqm whereas other timber frame companies like Scandia Hus are coming around £2800 per sqm which is way beyond our budget.  I'm not sure if what Potton are saying is realistic for a build cost which they say includes foundations and landscaping.   Any thoughts?

No brainer 

TF is a very expensive way to build 

Whilst Timber Has rocketed in price 

Brick and block haven’t gone up much
