Planning permission

My name is Mrs Froggatt.

I hope by joining this site you can help me.

I have been struggling with my planning application, and i have had 8 ojections and 5 in support of my application.

I really cant see it passing, any advice welcome.

Only objections to aspects of planning law will be taken into consideration. 'I don't like it/it devalues my house' type things are disregarded. 

 

Someone will be along to tell you how they succeeded on appeal. We'll need more detail.

Thank you so much for replying, its becoming really stressful.  

So i have a detached house on a corner plot, to the right of the property i have enough land to build a semi detached house, however i didnt take to that idea.  So ive decided to build a cabin to serve hot and cold food and have proposed gates

 

on the road we have 5 commercial buildings also on the street - the street is mixed use, residential and commercial.

I suspect on most sites it would be easier to get planning for a semi than a hot food takeaway. Have you considered the impact on the value of your house? I wouldn't  want to live next door to a restaurant or takeaway but that's just me.

its cob shop, although i do not have anyone next to me at all just a large space and it will be fenced in from the house so the builing wont be any higher than the fence.

its a cabin so they could use it for something else if i sold it

It might be best to speak to a planning consultant who knows your local authority as commercial stuff is a bit off our radar.
