Hi guys,

I've just had  plans drawn for a 6x6m rear extension.

Im in the process of working out my budget.

Friends and family are going to do all the work.

Except ground works. So I'll need a builder for that.

Anyone have an idea of what I should expect to pay, for 1m deep foundations, damp course, semi engineering brick layer, hardcore, damp proof membrane, insulated concrete base and screed. (Basically everything below the brick work)

There are no drains in the way so pipe work should be minimal.

I'm in the midlands if that makes much difference.

Any rough idea would be great.

Thanks.

Underground work is difficult to get exact! You never know whats under there. You havent said where you are. Prices range all over.

Hi Peter.

To get the best out of BH then consider posting your drawings. This way you'll get better / focused feed back, maybe a few tips that could save you money.

Where will the roof rainwater go?

The roof will run towards an existing drain that won't be moved where the guttering for the house is already running.

What were you going to do with the soil taken out?

I want it taken away. I have no use for it. Or nowhere to scatter it.

Hi, I could post the drawing, but it's literally a square box. 6x6m 3m tall. Flat roof with lantern and doors and windows on one side.

Nothing too exciting I'm afraid.
