I'm planning a garden recording studio project and I have a dream idea which requires planning permission and then a fallback idea which is less desirable but which can be done under permitted development rights.... but I would love to get opinions on the feasibility of my dream idea before I get my hopes up! I have a big garden.... 10m wide by 30m long so under permitted development rights, I could easily just build two timber construction 30m2 permitted development outbuildings leaving 2m of garden space around them so I can build a 4m high dual pitched roof on each with 2.5m eave hight, and then connect the two buildings together with a glass walkway.... one building is the studio room, the other is the live room. No plumbing. Done in under a month. Building regs exemption. Easy. However this is not very desirable because it will hog a huge amount of my garden space and my family would be begrudging of this idea. It would probably have to be removed when I move house or may even reduce the value of the house because it is a bizarre addition for anyone who doesn't want a recording studio in their garden. The dream option would definitely need planning permission but would be much better! So this would be a two story building at the bottom of the garden so I can have the studio room upstairs with windows overlooking only my garden and the live room on the ground floor. It would be rendered block construction with a flat roof the building would stand 6.5m tall, 7m long and 5m wide and I would add plumbing. This could then be seen as a granny annexe and would add value to the house and would be a welcome addition to the family. However, I'm skeptical that this sort of construction would be approved at all. What would be the chance of getting planning permission granted for a two story garden building of this kind? Basically zero? Or is this something which is actually feasible? Does anyone have any experience with this type of construction? Link to comment Share on other sites More sharing options...

Mr Punter Posted May 19, 2020 Share Posted May 19, 2020 Maybe a 1.5 storey chalet style with pitched roof would be better? Can you get a sketch scheme done and have a chat to the planners? Make sure it looks good. If you made it, say, 6.8m x 6.8m you would have over 70m2 of floor space, 1.6m from the rear and side boundaries and be 21.6m from the existing house.
