Hi we brought a 3 bed semi detached which needs total refurbishment- new flooring, kitchen(budget is 3k for units), re-wire whole house, plumbing - new boiler installation, dowstairs new toilet, wall paper off and new ceiling, spot lights in kitchen, living room, stair case, carpentry- new doors, skirt boards, architraves total house area is 70sqm i was wondering did any one has this sort of renovation and please guide me how much does it cost roughly.

Thanks Nod. So there is no advantage in choosing inner leaf in TF than block. As you said TF is expensive than Bock. Now as per every one comments I can know that TF going to cost but more thank traditional one. But i was looking to know how much difference it will be around.

Because with mew SAP calculations we have been given only this option.

Could I know how much does it costed you per square meter and where ch year it was.

Hi I was looking for advise for our new build we have been advised by our architect to go with brick outer skin and timber frame inner skin but with new SIP tool we have been given Actis insulation which we have to do insulation by 3 layers ans we are Not sure which is cheaper and strong brick and block or brick and TF. Please advise.

Thanks. We are looking to plan for loft space with PD drawing so that can have 2 bed rooms on top which is the reason said 150sqm but not sure creating loft space into bedrooms will cost how much more.

£300k is for everything including services and end to end or just cost to construct shell of house.

I have temporary structure in that space which needs to be knock down and build new one. I don’t have any services in site. For drain and water i would be expecting around 10k but again not sure which is reasonable or not as i don’t have any experience in build stuff which is the reason looking to know whether this house is in my budjet or not as for 150sqm my budjet is around £200k and i really can’t do much work other than painting the house.

That was the house plan which we got so far.

Could I know what is how much self build i do is that means i my self doing plumbing or installing bathrooms, plastering like that. I don’t have any knowledge of doing building stuff other than just painting.☹️

I was looking to hire main contractor and probably will look for others to hire my self for kitchen installation, bathrooms and flooring. When I looked in forum many said they got for £1500 per square meter so just wanting to know is £1500 is shell cost or including everything.

Hi I am new to self build. I have already purchased a land with planning permission to live our self in that which has planning for 1.5 bunglow with 150sqm of footage near bath.we are looking to submit building regulations but before we submit I was looking for advise from you guys that how much does it cost to build such type of bungalow near Bath(Wiltshire) with developer specifications as I am looking to hire main contractor. I am looking to spend basic prices for kitchen and bathrooms so looking for how much it would cost roughly for turnkey (including all) per square meter price near bath. There is also a shared unused well in that land so how can we close it whom/how to proceed to close the unused well please advise. Whom we should contact regarding well. I am completely new to this so struggling to get information. also please suggest any good reliable experienced builders for new builds near bath.
