  1. Hi Alan, they have just revised this as the developers have said they are now phasing the build. In what way this affects things I’m not sure but CIL officer has said we also need to do a Form 6 now. We are away on hols at the moment. Will update when we get home. Like you, will send one anyway. Can’t be too careful.
  2. Interestingly we have been told we do not need to complete a Form 6 commencement notice as we are considered part of the whole site.
  3. Sorted! Planners require Form 2 Assumption of Liability form from the developer covering their units and also one from us covering our self build. Form 7 Self Build Exemption Part 1 from us going in at the same time.
  4. What sort of planning obligations and conditions are you thinking of? The whole site has gone through planning as one.

  6. The planning application is for 120 houses plus one self build. What I’m asking is, do we have to submit a Form 1 prior to submitting a Form 7 because it’s not our application, it’s the developers?
  7. Kelvin, they were trying to be helpful and save us time, hassle and money. We always knew we were going to have to wait until they were well into the build as our plot is adjoining a piece of land not included in the sale at the bottom of the development.

  9. We are. Land is ours. We retained a plot and sold rest of land.
  10. Our self build is on part of a development currently awaiting planning permission (hopefully with a decision this coming week). We have understood what paperwork we need to do, when and in what order. Our complication is that, not only do we have to wait 2-3 years for them to build down to our plot so that we can start but, the developers of the site have tacked our self build onto their planning application. Having just re read the CIL requirements again I see there is a Form 1 which is submitted with planning. Because we are included in their planning application do we also need to submit Form 1 ourselves? TIA

  15. Hi all I’ve searched online but can’t find the answer to this. As I understand it we have to apply for CIL exemption as soon as we get planning permission and then notify when we are ready to build. Our issue is that it will be a very long time before we start the project but our plans are in planning at the moment. (Our situation is slightly complicated!) Is there any time limit between these two stages? TIA
  16. Most of the time there will be just the two of us but sometimes when family visit quite a lot more. Don’t want the embarrassment of running out of hot water.
  17. @crispy_wafer yes, and for me it’s knowing which elements can be housed in isolation and which need to be closest to the ASHP or must be located together. I wonder if the tank can go under the stairs 🤔 but not sure if this needs to be close to the HP. Thanks for your help.
  18. @SteamyTea Only a small area, less ugly and less susceptible to wildlife nesting. We are in a very rural location.
  19. @SteamyTea so much to think about! We’ve been told that having the gubbins in the plant room and ASHP on the back of the garage will be too far from the house,which is why we are rethinking it all. “Should have designed the house around the plant room”!
  20. @joth Thanks for your reply. We are probably going to be grid tied and not have a battery. Only pv tiles on south facing garage roof. You say it doesn’t perform well in winter. Is that because it’s not in a plant room or insulated? If we steal part of a room (gym for example) can we partition it off closely (in effect making it a cupboard) or does it need to have space around it? Do all the components have to be together or can they be split up to enable us to fit them in where it’s more convenient? Thanks again.
  21. @saveasteading thankyou, that’s very helpful. Is that a 300L water tank? What are the 2 vessels on the right? (Told you I was green!) How close is your heat pump? Do you have UFH? Many thanks.
  22. We have come to realise that we may not have sufficient storage space for the heat pump, MVHR, solar PV and water storage gubbins inside the house. Being somewhat green we just accepted when our designer sectioned off a corner of the garage as a plant room without question. Could I have examples of where all the “gubbins” are in your house and how you managed to squeeze them in. Do they all need to be together or can they be separated? I imagine we can put the MVHR unit in the loft but apart from that how do you fit it all in? I haven’t seen a real life set up so have no idea how much space is actually needed so photos appreciated. Attached is a very rough pic showing position of garage, plant room at back and where we planned to put heat pump. Not to scale 🤣
