@Temp you are scaring me. There is another pub down the lane so people can easily go there! Can anyone recommend an architect in Manchester which has a good knowledge of planning policies?

I have not done much research. Only looked at the add plus surrounding properties (prices etc). The pub is in North Manchester (inside M60) and there are two other pubs in the area (one on the same road and one a bit further). So not sure if "designated community asset" applies? If so how to check? It stopped trading last year so ground floor is in pretty good condition but the first floor is in very much need of full refurbishment. Total covered area is around 240sqm. The land on the side is slightly sloping in two sections. It is a corner plot so two road frontages. I was just sick of looking for a plot of land to build so looked at alternative ways. This is a first project so looking to convert the pub into flats if not then as per @MikeSharp01 demolish and rebuild as it is a big plot I will attach some pictures later on.

Hello All, As per the title. How easy is it to get planning permission for a change of use for a pub to residential? Any advice on how to go about it. Bought a derelict pub with some side land. I know I should've asked the question before getting it but Auction happened!!! So looking to convert it. Thanks for help. Shah.

Do these warming drawers come in a range cooker? Or will need to get separately?

Yes good point. Agree although don't drink coffee Haha. We won't be cooking that big portions so a rangemaster oven should suffice. Yes agree. Will keep an eye on it. Nef has a £100 off for trade in till yesterday! Agree on this. Life would be easier.

Bora is next level I guess (very pretty ). Why get an oven plus a combi as well? Why not just a combi? So Neff is good for built in ovens/combis? Any other brands?

Yes ideal would be 100cm but we couldn't go more than 90cm. Even this I will have to get tall wall units to make up for the space. Well we got a 3 year old and I know the feeling So not going there. I was thinking of a dual fuel if we go for a range cooker. I don't think I can convince the SWMBO for an induction hob plus we cook a lot and it will be expensive to run the induction hob. I agree but only two problems with the induction hob. One is expensive to run plus it will be scratched for sure! Agree. Not going to work for us either. Some range cookers have electric Multi function ovens so probably better to get them. As per my thinking above. Very good advice there. I will look up those. Now that is one hell of a purchase

Yes true. Hopefully will decide on a range cooker with all your input and maybe keep and eye out for a couple of months. Any recommendations on Kitchen supplier (thread is going to sidetracked a bit!)

Wouldn't this be more expensive than gas? So the dual fuel these days has gas hob with electric oven/grill.. I will check out Quidco but I was thinking of getting cooker from John Lewis and they are not on quidco!!

Thank you guys. Well thinking of redoing the kitchen (3200*2950) L shaped. So budget for range cooker is around £1-2k. Would like a good oven and grill which could heat evenly and make a good cake/roast etc! Yes a bit above the budget and also mercury doesn't do anything less than 100cm? Yes those look nice and Lacanche is nice but it is only available in 100cm! The max I could go to is 90cm. Falcon 900 is available for around £3K!. Yes agree. Would like something which is practical rather than just for looks alone. Happy to consider just a hob and build in ovens etc. But there is a chance if we move within next 3-5 years we could take the range cooker with us to a new place... won't have the option with built in appliances.

Hello All, Could you please recommend a range cooker (90cm). Dual fuel or Gas only? What should I look for and any good brand names? I've only looked at Rangemaster so far. Would it be better to have a range cooker or a hob with ovens? Thanks, Shah.

Thank you @ragg987 and @jack Did a bit more reading I was thinking the same. So what is the difference between an Inverter AC and A2A Heat Pump or they are the same? Well much of the year this won't be needed and for the couple of months it will be needed a gas boiler can be used. Yes this is my main concern as the air is not replaced and also some nights/days when it rains the outside weather is very cool and would like a passive/active system which could replace the internal air with fresh air. Yes good point. I also thought about running day time temperatures around 20C would make it uncomfortable during the day as it will be too cold (here we are talking about almost 25-30C difference from the outside temperature).

So ground floor and first floor slab to be cooled by a heat pump or some other means? If both slabs kept at around low 20s during the day while run on a PV array. Plus have a conventional air conditioning for humidity control? A mechanical ventilation system for the whole house? Good air tightness can be achieved plus insulation in walls and roof etc. Windows will be problematic but hopefully good air tightness can be achieved. Also probably try to keep the glazing to minimum. That is the situation right now. No air tightness/insulation and single glazing. So was thinking how much difference could an air tight/insulated house with double glazing (plus exterior shutters) make to comfort levels as well as electricity bill. Is there a software I could use to see how much cooling will be needed etc? Well that is another way of getting rid of a problem

Thank you Jack, Yes lots of solar energy available but the problem is it is only during the day. At around 15p/kwh the electricity bill would stack up very quickly. The temperature during summer months will fluctuate between 35-50C (Mid March to Mid September). Peak temperature is during May and June which will be around 45-50C consistently during the day and around 35-40C during night time. During July-August it is very humid and hot still around 35-40C. March, April and September, October have cooler nights so ceiling fans can do the trick. I checked the ground water temperature was at around 29C. So was thinking about heat pump in reverse cycle.... Borehole cost would not be much (far lower than what is paid in UK). Can a passive house be built with very good air tightness in order to keep the climate reasonable controlled. Windows with shutters/overhangs (outside). Not sure on insulation levels...

Hello All, As per the title, can a ground source heat pump be used for cooling in an area where climate is hot most of the year (around 8-9 months). Can a single borehole be enough to support such a system? Is there a software which can be used to see how much cooling requirements for a house plus design a cooling system accordingly? How efficient such a system would be compared to a conventional air conditioning say if the inside house temperature is maintained at around 27-28 Celsius compared to outside of 45-50 Celsius? Would under floor cooling work? Thanks, Shah.

Good point Dave, I think local plan should be to build more houses as this is in London. If I were to change the size of the house (more likely reduce) or apply for two houses on the plot. Would this be same as re-applying for the lapsed planning permission?

Hi Peter, Thank you for response. The Plot had two applications refused previously but couple of schemes approved. This is a large plot of land and it was refused 3 detached houses but conditional consent for 2 detached houses. The planning in question is for 1 detached house (3 storey with basement, Modern design) which expired last year in February. It is a conditional consent for the detached house and could be very expensive plot (Haven't checked the price yet but looks expensive). Edit: I should've mentioned it is an eco house!!

Cool thanks for this. I am just worried about the extra thickness between floors which could be avoided (maybe not as for longer spans for posi joists). Is there a system where there could be service void in the floor to save on the extra height? So SIP is out of the question!! What is the best way to reduce thermal bridge as well as have 0.15 u value of roof? If roof space were to use as a bedroom etc what would be best? Wow that is expensive. Those are thick walls. I am no fussed and would go for the best and cost efficient way to build. If planners ask for brick finish then maybe brick slips could be used on render? How much extra cost would this be (any idea)? Well in that case cavity wall works best for you.
