My SE detailed how he wanted it built. 3 175x50 C24 bolted together and structural screwed into the joists, this was the sole plate and runs the full 10m length of the bungalow. Then window construction with studs in-between, and finally a binder top plate, all in 150x50mm C24.

The quote included £16,000 for scaffolding, they wanted a tin hat put over the bungalow. The prices do seem insane, but from the two bare shell quotes of £60,000 seemed to be the going rate. So far I have spent about £10,000, for architect, structural engineer, joists, steel ridge beams, RSJ,s 3 off and bits and bobs like screws. Now about to start on the dwarf walls.

I got a quote for our dormer conversion this year. 7m x 10m bungalow with full length dormer. Quote was for 2 beds and 2 bathrooms ready for occupancy, £125,000. Just for a bare shell ready for me to insulate, second fixings, plumbing etc I was quoted over £60,000

I am currently converting our bungalow loft into bedrooms, my structural engineer wants 200x45 rafters sistered to the existing 100x45 so I can push the dwarf walls further back. Now I can't fit them in to sit on the plate and the new ridge beam in one piece, so can I cut them and join them over the dwarf wall?

Jack of all master of none now retired, well I thought I was, but the wife wants a dormer conversion on our bungalow. So that's what I'm currently doing.
