They are using recticel 90mm insulation boards. -

Thanks the bricks are Vandersanden Quartis, we got them from Germany. I was worried we may have problems later down the line.. -

I've noticed some gaps and blobs which I believe are referred to as snots. Would this cause any issues to the strength of the wall. The outer side is generally neat and tidy, but there are parts of the inside like this where there are some small gaps and snots. I get nobody sees the inside, but want to understand if it could be a problem? I am going to query it with the builders, but would like to know what I am talking about before I do.

Hi We are currently going to be renovating the property to make it liveable again. Our builder will be doing the extension works. We are going to get our own kitchens and bathrooms. The builder can fit it for us, but we need to supply everything, or I can get the kitchen company to fit it. I was wondering, would I be able to get the 5% reduced vat rate, if I order the kitchen from my chosen supplier if I provide them with some proof showing the property has been empty for 2 years or more.

The date has arrived and still no response. They also don't reply to my chaser emails. I will just have to assume it has been discharged. But very frustrating my planning officer is very slack and poor at communicating. He is a senior planning officer also!! -

Thanks. I would assume the discharge is valid, as they've uploaded it. If it wasn't, I would have thought they would have said it wasn't valid. Let's see what happens. -

The planners still haven't responded, they just uploaded my DDN to the portal. The date is coming up this Thursday for the DDN. Do they need to write to me to formally discharge it, or is it automatically discharged after that date, regardless if they write to me or not? -

😂 Although there were not any bats roosting in or on our property, there was one seen flying off our chimney breast. They think the bats are roosting in a neighbouring property. Due to that we had to get a licence from Natural England before we could start the works and have am ecologist on site when we were removing some tiles of the chimney etc etc... That 1 bat cost me thousands etc! -

The planning dept uploaded my email to the application online this morning. They didn't send any reply, just uploaded it. So I would assume they haven't agreed to today's date, and now need to wait for the 23rd January. I thought they may have responded to say they cannot agree to todays date at least. -

We had the same issue. We had to get a lighting plan done, which I marked out where we wanted the lighting etc and some possible brands, and my ecologist looked over it and told us where to make a few tweaks, for example having some lights on sensors instead of on/off switch, so they are not on for long periods of time, and then created a report to support it. The local wildlife trust were happy with it... The planners must have not even looked at it, and still put it as a condition that we need to submit a lighting plan fot approval etc, even though the wildlife trust said it was all fine. When queried ot with planning, they said that it must have been put as a condition, as there was more information needed by the wildlife trust, and even though i explained they had emailed me and them saying they support it, they then didn't respond. So i need to do this as a seperate discharge again, and wildlife trust said they will confirm again that they will support it... It's all been added cost for me, with the Bat surveys etc etc. I obviously had to pay the ecologist for the lighting strategy report and to submit a bat Licence application etc.. -

Thanks. We plan to do what was advised by the bat surveyor, which was have them on site when removing some roof tiles and installing some bat bricks, which we've already purchased. The licence has already been approved and registered with Natural England. When they wrote to us, they said we can now start the works, as far as they are concerned. I don't plan to not do anything we've been advised to do, just want it discharging now that we have the licence, so that we can proceed. If it's a part discharge, that's fine, aslong as we can start, as they are delaying us, and have delayed this project a lot already. I contacted the planning officer on Monday via email as he never answers his phone or returns a call of leave a voicemail. He didn't reply, so I emailed a team leader in the planning office, she emaikes him asking him to reply to me and CC her in on Tuesday. He still hasn't responded, hence sending the discharge. -

I sent the following... Hi, I still haven't heard back from yourselves in relation to this, therefore please see below. Deemed Discharge Of Planning Condition The discharge refers to the condition below: 3. Before development commences an appropriate licence shall obtained from Natural England. Upon confirmation of the licence / site registration, works shall proceed strictly in accordance with the approved mitigation, which should be based on the proposed measures outlined in the Bat Survey Report (By X) and amended as necessary based on any correspondence with Natural England. Such approved mitigation will be implemented in full in accordance with a timetable of works included within the licence and followed thereafter. A confirmation of registration shall be submitted to and agreed in writing by the Local Planning Authority once granted. Reason: To comply with the relevant Habitat Regulations and paragraph 175d of the National Planning Policy Framework and to accord with the relevant policies of the adopted X City Local Plan- Part 1 and saved policies of the City of X Local Plan Review. Discharge application ref: X The 8 weeks have now passed and no objections have been received. I feel it is reasonable and hope you can agree to discharge this by 10th January 2025, as the 8 weeks have now passed. If that date is not agreeable, this notice will take effect from 23rd January 2025. -

Hi, We applied for planning in May 2023, and after no objections and a lot of chasing to the planning officer as he would never respond to my architects emails and calls, and finally got planning in Jan 2024. He didn't even look at the case until after the initial deadline had passed. We then decided to change the design and resubmitted planning in April 2024 and got approval in September 2024. There was a pre commencement condition that we had to apply for a licence from Natural England and send it to the planning officers to discharge the condition. I sent the approved licence to the planners at the start of November, paid the fee and it was validated. Their internal target date has passed of 8 weeks. There again has been no communication or response to my chasers. The planning officer has been the same on each occasion. Today I've now sent a Deemed Discharge Notice. I did put if they could agree to discharge by Monday, if not then 14 days, which I stated the date. I had the standard acknowledgement email but no response. Are planners able to reject these requests? Will they see me as being unreasonable? This planning officer has been very poor at responding to any communication, and has been the cause for the delays on each application.

We are hoping to start our extension/renovation project soon. Initially we were thinking of getting each individual trades to do each job etc but now may have someone that could do the bulk of the work. Does anybody have a sample template contract / payment schedule we could look at. I am trying to put something together, so that I can sit with the builder and finalise the details. I know they may draw me one up, but want to try and cover all angles, more so to protect myself and not end up paying too much along the way, whereby if they walk off the job, they lose nothing.
