Hi all, have been reading quite a bit into what can and cant be zero vat rated but can't figure this one out we have a kit house company doing all the construction work on our new build but they require me to provide them with a skip and storage container for the duration of the build. is the skip and storage container hire 'service or labour' that should be zero vated or is it materials that I can claim vat back on.? any help much appreciated! thanks Oliver
  2. We are in the midst of a build - foundations are done but we have a root protection where we want to extend our driveway to park cars for the house. There is a condition in our planning that needs us to specify how we will construct this with relation to the root protection. We went back saying we would 'protect root system for car parking spaces using Terram Geocell panels or similar will be used confining the infill and ensuring that downward forces are spread laterally, reducing pressure on the sub-base protecting the roots and allowing essential passage of air and water providing nutrients' the response from tree officer “More details are required in the Method statement such as how the area will be excavated and when the protective fencing will be moved. This should reference recommendations in bs 5837 (2012). any advice as to what to go back with we only want to take the topsoil away and put a basic gravel drive in... anybody au fait with bs 5837 (2012)? much appreciated! O.

  4. Hi Peter thanks for the speedy response. I already have been issued my MPAN though my DNO (from Northern Power grid who put the power to the site), does that sound correct? - so i should shop around the big 6 to see who can install the meter for the cheapest amount and then switch immediately to someone like bulb? It worth mentioning that the power will be temporary for the foundation guys to use before we trench and run a cable ready for delivery of the kit house thanks again Oliver
  5. Hi guys i have electricity finally to my plot, its a pillar box with a 100amp cut-out. I order to draw power i need to get meter put on it, it was advised someone like British gas etc, but is this the right route or can i get it done cheaper. I also dont want to be tied to that supplier for my actual electricity? thanks in advance Oliver
  6. Thanks for the responses, as you say worth a punt. So would I have to ask them to break down their invoices for labour (drilling etc) vs services (data analysis etc) and try get the labour element zero vat? or just ask for the whole lot to be zero rated? thanks in advance
  7. Hi all, Just reading through this thread , I had a site investigation done... trial pits etc , but this was undertaken prior to getting planning permission. Presumably I don't have a leg to stand on re: getting a refund for the physical work aspect from the company that did the investigation? thanks, Oliver

Hi there thanks for your reply, no they didn't but I was planning to ask them what their system is for when they do the cladding, so I could pass this information on to whoever we choose to clad it. My main concern is not to jeopardise the high level of insulation performance the kit house offers when we clad. The kit house company are not happy about us undertaking it ourselves as it could void our warranty but we don't really have option. re: how far into the build we are - currently doing final tweaks to the house design.
  9. We are going with a company called Dan wood attached is their wall build up which is their standard base package finish. They were going to charge £17k for a Siberian Larch clad , but due to our ground works coming in more expensive than anticipated we had to strip the cladding off in order to have funds for the ground works. With the view of cladding the build ourselves in accordance with with our planning once we save enough money to do so, hence reverting to their base render option. We are totally new to all this so any help or advice would be incredibly welcome! thanks Oliver
  10. Hi, this is my first post on these forums. We are in the process of a new build in Yorkshire. It's a closed panel timber frame kit house that will be finished in their base white render. Our planning permission is for 100% dark wood cladding, but have decided to undertake this ourselves as the kit company were charging a fortune for the cladding and their options were very limited. Can anyone recommend someone trusted to supply and fit or any general advice regarding apply timber cladding to white render exterior. thanks in advance! Oliver
