So would the timber frame SE review and advise this or would they pass the responsibility to the glazing providers who are responsible for their bit? My architectural technical feels it’s the latter. He feels more comfortable with the curtain wall due to glazing size @Russell griffiths I do like the look of glazed gable and the vaulted ceiling. I know In addition to this the specialist blinds will cost £££

Thanks got the links to the extracting options. How easy is it to access these things if the motor fails? What was the reason it decided to extract out? It’s important to get views who have lived experiences of both options. Sounds like the recirculating option works well for you @JohnMo interested to know @dpmiller how you have found extracting outside and if there has been a issue with heating etc

Now this might sound like a contradiction! I’m planning a TF house new build with MVHR. Air tightness as low as possible (not passive house level though but under 3) We will have an open plan kitchen 7x7m with a vented downdraft hob. We cook with lots of spices, stir fries, curries and smoky steaks etc Options are 1. Recirculating vented Hob. This would maintain heat, but would food smells still linger in an open plan area or would the MVHR assist in extracting and bringing fresh warmed air in? 2. Externally extracted vented hob. Will this be better to remove cooking smells compared to recirculating. Although during cooking warm air will be externally extracted. But if this is only an hour for example will it make a difference in the grand scheme of things.

Hi everyone. Wanting some advice re curtain glazing vs conventional horizontal steel with windows fixed to this. I have had some quotes where they have specified curtail wall glazing by SAS (see picture) - plus sliding doors by either Schuco or Cortizo Other option which the majority have offered has been a horizontal beam with doors/ windows attached to this. One company we have looked at is Origin or express bifold See pictures for these. Those offering Curtain Wall have said it’s more secure/ solid. They say the other option there is movement in the window. Others says the horizontal steel option is fine and secure . Who to believe? The curtain wall option is about 15K more overall. The question is are the Curtain Wall people just chatting and over egging the issue or is there some truth in this?

I take it you would recommend them. They came across well in the show also. Looks like you got additional insulation to the super advanced wall? Would be interested to know more details on the build. Interested to know if there is any benefit from instagram account- so many now on the platform. Have thought about it just to document own journey. Do you get better deals or companies approach you? Surely you must need a significant enough following as an influencer to generate this ? -
We are going through the same. Trying to get the most cost effective blinds option, hoping we at an early stage where window design/ size can be amended. Been difficult to get quotes/ find people willing up have this discussion. Been told design with central mullion better to allow for light blocking Specialists blinds have been useful- looking at £5.5K-7.8K for a 3.3m wide gable. Trying to get other quotes as this seems expensive. Where have you been quoted?

Getting confused with TF, SIPS , block and brick.

Thanks everyone very useful and think I understand it a bit better now. Never paid attention to them at building shows as we were not considering it So with timber frame I have some flexibility of what insulation I use. Was my builder who suggested getting some TF / SIPS quotes. Massive variation in prices I’ve found so far. Plus need to really look into the details on what’s included with each quote. -
Hi hoping for some simple guidance. House was initially planned as extension / Reno but now been submitted for new build Planned as block and brick but now options are open. Heard lots about SIPS and TF so have been getting quotes. But now getting confused and read here some don’t like SIPS. I have a builder and I won’t be hands on. So won’t be on site every day checking everything. I was aware factory built SIP/TF might be more expensive initially but would save on labour my thoughts were with SIP/ TF I would be able to achieve better air tightness compare to block and brick. Am I correct? Secondly I am now getting confused with SIP and TF. How do they differ ? If TF is provided with insulation then is this not a SIP? i know there are different types of insulation. Some on here don’t like PIR. Is there a reason?

@Bozzaalways good to get someone else’s take on things-some ideas to consider and review Probably worthwhile explaining some design choices , had so many little tweaks so probably not evident here and plant room was snuck in here on this version. We are going for clear sight line from fire place to sun room. So double doors, kitchen island all should line up with maybe a feature at the other end. Probably got too many seating areas but we entertain a lot with large family. Thinking the area behind the wall in kitchen would be our TV area and possibly open up the seating if entertaining. Probably better seen in this version Do need an area for plant room however. Is area where shower in toilet area too small? Depending on ASHP design was hoping to use garage Size of the formal lounge has been a hotly discussed debate in the household 😂. I prefer the more square shape, Mrs prefers larger lounge with 2 seating areas using window seat so more rectangular -

Thanks for the comments so far. @BozzaYes open up views on the floor plans no reason for master bedroom door to open outwards will change this. The stairs on the left are going loft guest bedroom. Exploring options with stair designer on alternative options. -

Hi thoughts would be welcomed on floor plan for master bedroom. Looking of changing this into either 1. WIC / en-suite side by side with separate door or 2. walk through WIC to a en-suite. Ideally would want a bigger en-suite with his/her sink There is a sloping roof hence little storage area here but could be accessed through en-suite or just used for access area for plumbing Any other options I’m missing?

Thanks for the comments. My plans will end up probably leave 1 wall untouched which is an party wall and complete new roof throughout. So will almost be a new build in reality. Other walls will be moved, bigger glazing opening etc. New build- would need to bring at down except party wall. Stone would salvageable but added cost of removing and rebuild. Extra requirements for new builds . But save VAT vs Remodel which wouldn’t need to knock all down so save costs here. Wouldn’t necessarily need to meet all new build requirements where not necessary. However pay VAT Do i work this out myself with builder or need to get quantity surveyor involved?

Interested to know peoples experiences on either renovating / extending a property vs demolishing and new build saving VAT From my understanding new builds will have stricter building standards that need to be met vs renovating So which turns out more cost effective. My builder/ architect designer are siding towards renovating/ extending

@Big Jimbo interesting to see all bedrooms have an en-suite and no family bathroom. Wondered the reason behind this? Does a £££ house need a statement family bathroom on its own?? I suppose that’s your master bedroom en-suite which practically is the best way.

Hi all Your experience and thoughts of having a double height area/ room. Where does this work well in a house and where does this not work? what are the caveats to having a double height area? My initial thoughts to get things started - Looks good as part of open plan kitchen / family area but potential issues with cooking smells and noise travelling to upper floors -if above is true do you have this as a separate room like dinning room- but with this be under-utilised - use as double height hallway/ foyer leading to the outside -best way to light this area- uplights? - how to design where it’s easy to maintain/ keep clean without needing trestle scaffolding!

Good idea re Gable look with middle support. I’ve seen pictures of this at presentation at home building show and looked good. wont be overlooked but need some kind of blinds to stop morning light Talking of blinds really like things to be sleek and concealed
