  1. Would an extractor fan have enough pull to vent the room adequately? it would have to go some 5m then across the loft.
  2. Currently working out how to run extraction ducting from a ground floor bathroom that has no exterior wall or window. My problem is the joists run the wrong way, they go left to right but duct will go front to back (if that makes sense) so have to go through at least one so we can vent the bathroom any suggestions? Thanks

Thanks all, I was using the concealed cistern as its cheaper than the frames and was planning on doing the removable top and front panel... our priority is to make it child proof though so the top shelf will need to be fixed in some way probably silicone? and will look around to get a cut piece of granite.

Hi, Planning the family bathroom layout and am going to ask the plumber to fit a back to wall toilet with hidden cistern but I'm trying to work out what depth of wall I need to build.. is 200mm deep enough to take the waste? Also any tips on making the toilet serviceable after instal false panels? lift of shelf? Thanks

  6. I think they where what we would class as a normal threshold, around 85mm high? The master door had a handle the other didn't it had thumb locks on the jam if that makes sense... as the door is only 1500 wide slide and lift are no use to us but will ask about full sized window tilt and turn see if the local guys can do them. Thanks
  7. We have the Mira digital and love it... We have the temp set so it can't go past 38 deg kids seem to like a sauna. we have the control box under the bath currently but will be moved to the loft when the plumbers move the boiler up there. doesn't make a sound as its not got a pump built in.
  8. We were on holiday last year and the villa had french doors that were tilt and turn.. tilted at the top to allow ventilation. I'm struggling to find somewhere in the UK that will do them any ideas? Thanks

I had a bit of a nightmare doing the holes, I don't know if it was my drill ( big sds type) but I ended up drilling down with the 16mm auger bit and then used a socket and ratchet to get the auger back out lol gave me a good workout I would probably do 2 smaller dowel next time than one large on.
  10. Yes I used Osmo UV oil as we are south facing. The oak cost me around £35 I think so wasn't too bad and yes hard work to cut... I used a belt sander on the top as its a good seating area so didn't want any splinters
  11. I used full width oak sleepers on ours, I bedded the bottom ones on their sides then did the top laid flat like a T I doweled the top to the bottom along with screws from inside upward so they were hidden
  12. haha we have called them worse... they used to be nice till we got planning consent almost 3 years ago! Seems trying to keep everyone happy doesn't work after all 😂😂 Stop it i'm already depressed about it and that didn't help.. I had to double check they ( planning) have it down as an alternative not a change. I did get it in writing as well from them. As for how long there are some underlying factors which I can't go into but we should hopefully be there for a good 10 years. I'm all out of emotional energy! Both, and have it in writing from his solicitor that the PWA in September is for the first lot of planning permissions not the newer one. I pointed out as his client wasn't happy with either we decided to go with the first. Just to add, one of the neighbours is a surveyor so has knowledge but seems to not use the knowledge for instance threatened the Right of Light act on me but failed to read his deeds. Builders been and grubbed up the old conservatory block and foundations today, fingers crossed digger and foundations poured on Friday. Its been a long slog and wouldn't want to do it again. I'll forward this thread to my builder for motivation
  13. Hello, Hoping someone can put my mind at ease... long running neighbour dispute over passed plans for an extension which is part 2 storey part single. They objected, planning and committee passed the plans, builder appointed and party wall drawn up in September 2022. Neighbour then tried a Right of Light challenge which we sorted by way of deeds stating no ROL and also a survey done just to make 100% sure. In the mean time I also tried to appease the neighbour by applying for a single storey extension as planning wouldn't accept a material change to the existing plans. Plans got passed, then we get a letter from a solicitor stating we now had to get a new PW drawn up... which is of course correct all be it our surveyor said it would just be an amendment to the one already done as nothing but the height has changed. We then had to change builder ( long story) and decided what the hell we will go with original plan and do the 2 storey, we then got a letter saying we haven't done the PW agreement when in fact that was served back in 2022. We can only assume neighbour is thinking we are doing the single storey build. Just looking for reassurance that we are ok as the PW in 2022 covers the original plans and not the supplementary single storey planning application. Thanks
