We are demolishing an existing property and then doing a self build on the majority of the same plot that the existing property was on.

 

The property also has a 100 year old cast iron estate style boundary fence that has perished over the years and needs to be replaced.

 

Are we able to reclaim the VAT for the demolition costs with it being part of the project and can we claim back the VAT on the fencing and landscaping in terms of planting laurels alongside the new V-Mesh style fencing we plan to erect.

The devil is in the detail, you pay 0% VAT on demolition and landscaping works which is approved in the planning permission. If your permission is limited to only part of the site, you cannot claim for costs associated with another part. Note, the works must be zero rated by the contractor.

With reference to the "works must be zero rated by the contractor", is there any documented info from the government, or other professional bodies, that explains to contractors the process they need to adopt to supply products and services at zero rate VAT.   The fencing contractor we are intending to use is unfamiliar with this practice.
