Very low pitch to flat roof

Hi!

 

I really hope I can get some advice here because I'm way out of  my depth with this one!

 

Basically I had a wrap around back and side extension built 15 years ago.  The planning permission was for a low pitch roof, but as the pitch was around 8 - 12 degrees, the building regs inspector required onduline corrugated bitumen underlay to be placed under low pitch concrete tiles.

 

The problem I have is, 2 skylights were installed and there is quite a bad leak around one of them.  I've had various roofers out to look but when they see my roof, the skylight and the very low pitch they all seem to scratch their head at what to do. When I ask them about fixing the leak, they appear reluctant.

 

I'm hoping not to have to replace the whole roof because the only part I have a problem is around the skylight, and obviously the costs involved in doing this.  I'm in a bit of a dilemma and would really welcome any advice or suggestions you guys on here might have.  Is it worth even trying to fix the leak? I'm a real novice but I've moved a couple of tiles around the window flashing and there are gaps between the onduline sheets and flashing. Should I replace the whole roof with a flat roof?  Could part of the roof (ie around the skylights) be done as a flat roof and the rest left as it is?  Would I need planning permission to go from the tiled pitched (even though with the very low pitch it does look a bit odd) to a flat roof? The problem is on a side extension and not really visible from the main road, but the original permission was for a pitched roof.

If your not looking to replace the roof 

It’s normally quite easy and cheap to do a fibreglass repair around the skylight 

May not look pretty but will cure most leaks The trick is to make sure the area is dry Not easy at the moment 

May have to temporary sheet over for a couple of weeks
