Ideas for extension / new house layout.

Hi there,

 

I’m hoping for some help. We have a very strange house layout & we want to extend to get more living space downstairs.

 

I’ve attached our floor plan, does anyone have any good ideas? We’d be happy to integrate the garage in to the living space. But with the stairs being in the living room we’re not sure what we can do.

 

Any ideas/help would be welcome!

Upstairs looks very logical apart from the lack of south facing windows but since they're bedrooms it's probably not worth the effort of changing them . 

 

It depends how far you want to go with extensions etc and what your budget is, and what your needs are? 

 

Pics will help too. 

 

Without any more info I would consider something like this.

Thanks so much for your great ideas.

We would like to extend into the garden, but I’m not keen of all open plan, because with the stairs where they are the food cooking smells would go upstairs.
