Just a quick one to get some opinions.

 

Looking to add a rear extention on, ideally want a suspended timber floor for pipes/cables etc.

 

Size is 7m x 3m

 

The roofs going to be flat with skylights

I want to get it wind/watertight asap.

 

Im in scotland, near glasgow

 

What sort of build would you pick

 

Timber frame or sip

Is that 3M internal or external?  Wall thickness is an important consideration with such a narrow build. that would swing it in favour of SIPS but what are you going to clad it with?

Finish im thinking render/roughcast, i was looking at 25mm battens and cement board?

 

Ive been off sites for so long (just do maintenance now)
