We have recently moved into a detached house and we are wanting to extend. Our plan is to demolish the garage, situated in the back of the garden (not attached to the house), and build it onto the side of the house and then making it a 2 storey extension (the length of the house), and then extending out the back of the house a 2 storey extension as well (again the width of the house), a double story L shaped extension if you like. Not sure on the guidelines for extending 2 storeys, obviously planning application will have to be submitted, but what are the guidelines for proximity to our neighbour? proximity to our boundary? doubling the footprint of our existing property? Any help and any other things you think we need to consider would be much appreciated, its a minefield of legality that we need to understand. Thank you ? Mr Punter Posted November 16, 2021 Share Posted November 16, 2021 There will be guidelines regarding overshadowing of garden, loss of aspect, loss of light into habitable rooms, overlooking and loss of privacy. Also in keeping (style, scale etc), following front and rear building lines, following the pattern and spacing of neighbouring properties. If you are doubling the footprint and demolishing the garage, it may be worth demolishing all and starting from scratch.
