Olf Posted February 24, 2021 Share Posted February 24, 2021 Welcome @Mikeouk, Set the layout of the extension that works for you functional wise, check your budget, then worry about planning. The difference between obtaining Certificate of Lawful Development (what you need under permitted development rules) and full planning permission is £100, all the rest (drawings and cost associated with them) being equal. Do read https://www.planningportal.co.uk/, and your Council's website - they should have some guidance specific to your area, it may help to see what is their preference and give some ideas.
