My question is not around self building just yet, though it remains a life ambition. I am currently living in a 2 bed bungalow in between 2/3 story Victorian Semis on a main road with no drive way. Land is roughly 1m above street level. I intend to apply to get vehicle access to my property, but this is very unlikely to be granted (though I have the space on the plot). If it doesn't come through, then theres no future for me in this property and I will turn my attention to maximising financial return when I sell. My considerations are to apply for permission to build a large family home 2 or 3 bed just like the neighbours (but mine would be detached), OR apply to erect flats. flats wouldn't be a big commercial development, but likely 2 or 3 maisonettes (2 beds); again there are lots of these on my road (conversions). Does anyone have any advice for me? would obtaining planning permission for flats give me significant return? or would I have to see the build through to make any money? Temp Posted January 18, 2021 Share Posted January 18, 2021 (edited) Its quite hard to make money actually building houses, I'd suggest most of your gain would be planning gain.
