January 9, 20206 yr This is a friend's project. They are nearing the end of the build and need a bit more money to finish off, have already maxed out credit cards and family loans etc. What they would like to do is get a regular mortgage, not a self build mortgage, and were told as long as the place was habitable it would be OK - so functioning kitchen, heating, secure and watertight, lighting etc. This turns out not to be the case and they were turned down. Anyone been successful getting a regular mortgage before the house has a building control completion certificate? If so who was this with? Direct or through a broker? Many thanks
January 9, 20206 yr They should be able to get a mortgage if Building control has signed the property off Regardless how how much equity they have in the house They must have an income that would service the loan

Many thanks My self build mortgage converts to a residential product with the same building society once I have a completion certificate. I would imagine they might have some VAT to reclaim. Perhaps others can confirm, but could they submit their VAT reclaim with the certification of temporary habitation, use the VAT to finish the works to get the completion certificate and then move onto a standard residential product.
January 10, 20206 yr Author They are some way of getting a building control completion certificate - they were told (wrongly apparently) that you can get a residential mortgage when the house is habitable, not necessarily complete.
