Hey, we are at the very start of our process. We have a plot. That’s about it. we have a very tight budget, looking around 200k (after plot) and looking at scotframe house. We will do as much ourselves as possible plus friends etc. Plan is 3/4 bedroom 1.5storey house. We also plan a separate large garage (3-4 cars) that will go up at the same time or after budget depending. we have absolutely no idea what we are doing to be honest and blind leading the blind. We are having meeting with scotframe on Wednesday to start drawings to submit for planning. Any advice or help would be greatly appreciated. Tips and tricks to keep budget down.

Hello self-builders. The more and more I think about what I would like in a home the more and more building it myself seems to make sense. I used to want one of the old Victorian or Edwardian properties but then I realised that the maintenance and cost of heating those properties would be ridiculous. Now I would like something very modern and most importantly eco. The more electricity and heating I can produce myself the better. I have ruled out the cookie-cutter new builds as whilst they do have a lower EPC than my granite tenement flat I think we can do better. I'm very much at the start of this journey so I'm looking forward to scouring this forum for ideas. I have seen a few plots of land in the right areas that come with planning permission although I don't know if I want to build exactly what there is planning permission for. I also need to decide if I want to remain in North East Scotland or return to the Central Belt but first I need to research and save those pennies.

Hi everyone We bought a plot with planning permission for 2 houses here in Aberdeenshire last December. During the period of reflection afforded to us by coronavirus we’ve decided that we’d rather not build the design that we have planning permission for but instead construct more modest dwellings to Passivhaus standard. Would be very interested to hear from anyone else in Scotland and especially in Aberdeenshire regarding their experience of constructing a Passivhaus and any associated planning or building control challenges? Live long and prosper!?

Hello everyone!! New to the page so thought I would introduce myself and our project. My husband and I have purchased a plot in Aberdeenshire, full planning passed Feb 19 and currently awaiting building warrant. Currently in the fun stages of tender and mortgage applications!! Our home will be a 4 bed detached approx 190m2 internally with a detached double garage. Timber kit (Val u therm) with full timber cladding on the outside, slate roof on the main sections but also a large sarnafil rubber flat roof. We will have an air source heat pump, triple glazing and aiming for EPC A with the house being south/ southwest facing. Hope you folks will be a wealth of information as this is our first self build project although we have renovated properties before. Have found everyone in the self build community so welcoming and helpful up until this point. Its lovely to be in a place with like minded people! So hi everyone ? looking forward to reading about all your projects! Chris and Anita
