  1. Hi all What type of eaves are shown on this design please? Thanks
  2. Hi all I’ve searched online but can’t find the answer to this. As I understand it we have to apply for CIL exemption as soon as we get planning permission and then notify when we are ready to build. Our issue is that it will be a very long time before we start the project but our plans are in planning at the moment. (Our situation is slightly complicated!) Is there any time limit between these two stages? TIA
  3. Most of the time there will be just the two of us but sometimes when family visit quite a lot more. Don’t want the embarrassment of running out of hot water.
  4. @crispy_wafer yes, and for me it’s knowing which elements can be housed in isolation and which need to be closest to the ASHP or must be located together. I wonder if the tank can go under the stairs 🤔 but not sure if this needs to be close to the HP. Thanks for your help.
  5. @SteamyTea Only a small area, less ugly and less susceptible to wildlife nesting. We are in a very rural location.
  6. @SteamyTea so much to think about! We’ve been told that having the gubbins in the plant room and ASHP on the back of the garage will be too far from the house, which is why we are rethinking it all. “Should have designed the house around the plant room”!
  7. @joth Thanks for your reply. We are probably going to be grid tied and not have a battery. Only pv tiles on south facing garage roof. You say it doesn’t perform well in winter. Is that because it’s not in a plant room or insulated? If we steal part of a room (gym for example) can we partition it off closely (in effect making it a cupboard) or does it need to have space around it? Do all the components have to be together or can they be split up to enable us to fit them in where it’s more convenient? Thanks again.
  8. @saveasteading thankyou, that’s very helpful. Is that a 300L water tank? What are the 2 vessels on the right? (Told you I was green!) How close is your heat pump? Do you have UFH? Many thanks.
  9. We have come to realise that we may not have sufficient storage space for the heat pump, MVHR, solar PV and water storage gubbins inside the house. Being somewhat green we just accepted when our designer sectioned off a corner of the garage as a plant room without question. Could I have examples of where all the “gubbins” are in your house and how you managed to squeeze them in. Do they all need to be together or can they be separated? I imagine we can put the MVHR unit in the loft but apart from that how do you fit it all in? I haven’t seen a real life set up so have no idea how much space is actually needed so photos appreciated. Attached is a very rough pic showing position of garage, plant room at back and where we planned to put heat pump. Not to scale 🤣

  11. Hi Papillon ”The glazed doors on the outside look tiny are you sure they are all in proportion” Sorry if I’m being dim but not sure what/where you mean. Standard French doors. Thanks.
  12. Should we centre the glazed doors into the hall with the French windows? Originally felt the glazed doors should be centred on the wall into the hall, particularly as we have the 2 identical sideboards both sides, where they have to be positioned. They are probably going to be sliding, all glass (part etched) doors rather than opening doors as shown. I find it difficult picturing myself in either the dining room or hall and deciding which will be the least jarring.
  13. Thanks for your reply. Don't they offer a choice of glazing and tiles? We would like slate and Rationel Windows. Do they specify fitters? Thanks
  14. Hi all. We have a house design which we are finally happy with. As we are close in proximity to Potton they are an obvious choice for the project. Does anyone have recommendations for alternatives please. If anyone has used Potton those experiences of particular interest! We are looking for a weathertight package for a timber clad/render build. Thanks.
  15. We are hoping to negotiate over a plot. A rough guide to land agents fees would be appreciated. Can't seem to find anything online. Thank you.
  16. Thanks for this. Have sent for a sample.
  17. I don't think this look will sit right on the plot due to the location. Striking look though. We are currently going for slate roof, chalk white render and a traditional wood cladding as the house will be fitting in to a country setting.
  18. Oh, thanks so much for all this advice. So helpful. There are so many different looks to consider and I'm now even questioning the horizontal cladding in our design. I really like the vertical look. We are having grey/slate roof and chalk white render with the cladding which is one of the reasons I don't want to end up with the silvery aged look. I think it might look a bit scruffy. Loved JohnMo's comment about his wife losing the will to live. That will be my husband before too long!
  19. Any advice re how to move forward on cladding choice please. We are so unsure about choosing the cladding for our new build and I just don't know how to hone in on what's best for us and our design. Read loads. Searched Pintrest lots! Have 3 build magazine subs!! Still no further forward. I know a couple of things I don't want, which is a start I suppose. I would like timber that stays the colour it is at the start. Really don't like when it ages and goes silvery. I guess that means we need something woodstained? I know what colour I prefer - not keen on the orangey pine shades, more darkish, golden brown. I realise there are some realistic faux woods but also some horrible ones which look very plastic like. Do we need to visit timber works? What is the best way to tackle this? It's such a huge part of the overall look of the house I'm frightened of getting it wrong.
  20. Sorry, this is a real newbie question! How detailed does the external materials side of a planning application have to be? Is it sufficient to say slate coloured roof, mid brown timber cladding, off white render, black widow frames etc or do you have to be more specific? Thank you
